We are currently recruiting for an experienced Commercial Manager to join a leading UK FM company supporting the delivery of complex Facilities Management contracts within the Education and Healthcare sectors. This is an excellent opportunity to join a well-established and financially secure business with a strong pipeline of long-term FM projects across the UK. The role offers a flexible and agile working approach, with occasional travel to offices and client sites as required.
The Role
Working as part of the commercial team, you will take responsibility for the commercial performance and management of multi-site FM contracts valued at approximately £11m. You will support operational teams in maximising profitability, managing contractual risk, and ensuring strong financial and commercial governance across contracts. You will play a key role in contract reviews, life cycle planning, forecasting, dispute management, subcontractor agreements, and commercial reporting while building strong relationships with both internal stakeholders and clients.
Key Responsibilities
- Managing the commercial performance of large FM contracts across multiple sites
- Reviewing contract terms, variations, payment mechanisms, and contractual obligations
- Supporting life cycle planning, budgeting, forecasting, and monthly reporting
- Producing financial and commercial performance reports and dashboards
- Managing WIP, invoicing processes, applications, and payment recovery
- Supporting bids and tenders through commercial reviews and contract analysis
- Identifying commercial risks and opportunities across contracts
- Leading on dispute resolution and negotiating positive commercial outcomes
- Working closely with operational teams to improve contract performance and profitability
- Reviewing existing systems and commercial processes to drive improvements
- Building strong relationships with clients, subcontractors, and supply chain partners
- Supporting governance meetings, commercial workshops, and performance reviews
About You
- Previous experience in a Commercial Manager or Senior Commercial role within Facilities Management
- Strong understanding of complex FM contracts, ideally within PFI, LIFTco, NEC3/NEC4, or JCT environments
- Experience managing hard and soft FM services, life cycle works, and commercial reporting
- Commercially astute with strong negotiation and stakeholder management skills
- Confident working across operational, financial, and contractual functions
- Degree qualified or professionally qualified is desirable
