Job purpose
The Associate Director Level Surveyor is responsible for leading the delivery of a variety of projects on behalf of Fletcher Bond. The role involves working closely with the Managing Director and being an integral part of the senior leadership team, leveraging your extensive networks to support the achievement of ambitious but sustainable organic growth and building lasting and profitable client relationships within the restructuring/valuation marketplace. As an Associate Director you will work closely with our clients to represent Fletcher Bond in line with our company values.

Your role
You will lead on a range of complex commercial and residential property problems, and develop a range of innovative solutions that meet or exceed client expectations, including:
- Work with lenders to provide a comprehensive and independent report of the market and rental value of a property or an entire portfolio.
- Carry out valuations for loan security, portfolio valuations, financial reporting, disposal, acquisition, compensation, property litigation and taxation purposes.
- Conduct disposal strategies considering value enhancement initiatives including lease re-gears, capex spending and planning angles.
- Provide clients with a comprehensive and accurate report on the value of their property assets.
- Provide asset management companies and investment trusts with the detailed information they require about their property holdings.
- Conduct detailed due diligence on distressed commercial property assets, generating a range of strategic options for restructuring and value recovery, supported by pros and cons and preferred restructuring/work out solutions for clients.
- Support the management of client enquiries, answering client queries and the development of quotations/fee proposals and scopes for new instructions as necessary.
- Ensure optimum use of Workflow Max and job cost time allocation in accordance with company processes and procedures.
- Ensure timely and accurate month end invoicing and on-going tracking/management of unbilled work in progress.
- Assist with business planning and undertake proactive business development in order to convert enquiries to confirmed business.
- Engage with clients, developing and maintaining strong, positive business relationships.
- Ensure existing client retention and proactively build new business/client relationships.
- Conduct all activities in line with company processes and procedures, accreditation schemes, legislation and industry standards.
- Provide mentoring/coaching support to develop the Fletcher Bond team.
- Continuously work to develop own knowledge and expertise. Maintain agreed personal authorisations and a high degree of discipline knowledge and awareness.
About you
- MRICS qualified and an RICS registered valuer.
- Track record of delivery, providing expert knowledge of real estate, including valuation principles.
- Self‑motivated, ambitious and driven to develop professionally.
- Experience in building a professional services firm’s brand and nurturing and growing client relationships.
- Ability to manage competing priorities and make effective decisions by quickly assimilating and analysing information.
- Ability to demonstrate leadership, problem solving and effective communication skills.
- Proven ability to plan, produce and deliver within a fast‑paced organisation.
- Strong verbal and written communication skills and an ability to present and influence credibly and effectively at all levels of the organisation.
- Highly organised and detail oriented and able to work autonomously.
- Ability to manage multiple tasks and tight deadlines with confidence and ease.
- Excellent computer literacy, specifically in Microsoft Office (Excel, Word and PowerPoint).
- Full driving licence.
