We have an exciting opportunity for a Building Maintenance Labourer to be a vital part of maintaining the safety and functionality of our properties — with a strong focus on tackling damp and mould, in line with the new legal responsibilities under Awaab’s Law.
Location: Dereham, North Walsham, and surrounding areas in North Norfolk.
Key Responsibilities
- Perform general maintenance and repair tasks on properties, including clearing properties, cleaning, and gutter clearance.
- Carry out decorating tasks and address issues with damp, mould, and flood damage repairs, ensuring compliance with Awaab’s Law, which mandates timely action on these hazards to protect tenant health and safety.
- Identify and arrange for the safe removal of asbestos, adhering to all safety protocols.
- Work with schedules of rates to assess job requirements and complete repair cost estimates.
- Collaborate with other trades and colleagues to deliver an exceptional repairs service to tenants.
- Ensure flexibility to work additional paid hours as needed and participate in an on-call rota.
Minimum Essential Criteria
- Proven track record demonstrating experience in a range of general maintenance tasks, including previous ladder work, full trade Apprenticeship or NVQ Level 2 in a relevant trade.
- Strong practical skills in repairing or replacing parts, determining required equipment, and assisting with cost estimates.
- Excellent customer service, problem-solving, and decision-making skills.
- Competent in Microsoft applications such as Outlook and Teams.
- Willingness to participate in the out-of-hours on-call rota.
- Full UK driving licence.
Awaab’s Law, introduced in October 2025, requires social landlords to investigate significant damp and mould issues within 10 working days and take action within five.
