Site Manager – Social Housing Planned Works
Location: Birmingham
Rate: £280 per day CIS
Contract: Temporary contract
Five Point Recruitment is recruiting an experienced Social Housing Site Manager for a planned works project across Birmingham.
Depending on your experience, you may be responsible for a Kitchens and Bathrooms workstream or a Windows and Doors programme. Applicants must have a strong social housing background and experience managing work within occupied properties.
Key responsibilities
- Manage planned improvement works across occupied social housing properties.
- Oversee either Kitchens and Bathrooms or Windows and Doors installations.
- Coordinate trades, subcontractors, residents and client representatives.
- Programme work and ensure agreed targets are achieved.
- Conduct pre-start surveys, site inspections and progress meetings.
- Monitor productivity, workmanship and programme performance.
- Ensure installations meet the required specification and quality standards.
- Manage access arrangements and maintain clear communication with residents.
- Minimise disruption and ensure residents receive a professional service.
- Identify delays, defects and follow-on work requirements.
- Manage snagging, completions and property handovers.
- Maintain accurate site records, progress reports and compliance documentation.
- Conduct inductions, toolbox talks and health and safety inspections.
- Ensure all works comply with health and safety legislation and client procedures.
Essential requirements
- Previous site management or supervisory experience within social housing.
- Experience managing planned works in occupied properties.
- Strong experience in either Kitchens and Bathrooms or Windows and Doors.
- Experience managing trades and subcontractors.
- Good knowledge of health and safety requirements.
- Strong organisation, communication and resident-liaison skills.
- Full UK driving licence and use of your own vehicle.
- Valid CSCS Card.
- Valid SMSTS certificate.
- First Aid certificate.
- Fire Marshal certificate.
- Asbestos Awareness certificate.
- Valid DBS check.
