A leading interior fit out contractor specialising in the Retail, Leisure, Commercial, and Residential sectors across the UK. We are seeking an experienced Contracts Manager or Project Manager to join our growing team and lead high-profile retail fit out and commercial fit out projects nationwide. Occasional travel is required.
Role Overview
As Contracts Manager / Project Manager, you will have full responsibility for managing assigned fit out projects from inception through to successful handover. Reporting to the Workstream Manager, you will oversee site managers, direct labour, and subcontractors, while collaborating closely with internal teams including cost management, M&E, procurement, design, transport, and distribution. You will ensure projects are delivered on time, within budget, to the highest quality standards, in full compliance with regulations, while prioritising profitability and upholding Fit Out UK's reputation for excellence.
Key Responsibilities
- Scope works and liaise directly with clients to define project requirements
- Develop and maintain detailed project programmes using tools such as MS Project
- Support procurement, brief cost managers, confirm provisional sums, and manage variations
- Establish and update project risk registers; proactively mitigate risks
- Attend client and internal meetings; produce minutes, allocate actions, and ensure timely completion
- Engage and manage site management teams and subcontractors
- Ensure compliance with building regulations, health & safety legislation, best practices, building control, and BREEAM certification where required
- Obtain necessary permits and produce required Health & Safety documentation
- Perform material take-offs and manage requisitions
- Oversee on-site works, conduct self-snagging, and drive quality management
- Report progress, risks, and changes to Workstream Manager, Programme Manager, and Cost Manager
- Manage project handover, prepare snagging reports, and ensure full completion per SLA
- Secure and upload O&M manuals, Regulation 38 files, fire compliance reports, and all completion documentation
- Support final account preparation and close-out processes
Additional duties may be assigned by the Workstream Manager to ensure successful project delivery.
Requirements / Qualifications / Skills / Experience
- Minimum 5 years proven experience as a Contracts Manager, Project Manager, or similar role in interior fit out, construction, retail fit out, or commercial fit out
- Strong knowledge of project management principles, risk management, variation management, and change control
- Intermediate proficiency in Microsoft Office suite (Word, Excel, Outlook)
- Basic working knowledge of MS Project (or similar project planning software)
- Excellent communication skills (verbal and written) with proven ability to liaise with clients, teams, and stakeholders
- Full understanding of UK building regulations, health & safety requirements, and industry best practices
- Experience managing subcontractors, direct labour, and multi-disciplinary teams
- Commitment to delivering projects on time, within budget, and to exceptional quality standards
