Key Responsibilities
- Managing the non-managed vacates process from start to finish.
- Processing Landlord and Tenant notices for Non-managed tenancies.
- Knowledge of section 8 notices and referral process to solicitors.
- Tenancy Swap process from start to finish.
- Initiate and maintain clear communication with Landlords and Tenants.
- Compliance - ID checks and property documentation that is required.
- Follow up promptly on any outstanding documents or responses from Landlords and Tenants to avoid delays.
- Build and maintain strong effective working relationships with our lettings team and the department.
- Adhere to department minimum standards relating to time management, workload and file accuracy.
- Handle incoming calls and emails professionally, maintaining smooth communication within the team and with external contacts.
- Progressing replacement tenancies in a timely manner ensuring documentation is produced to a high standard and accuracy and completed within required time frames.
- This involves producing tenancy agreements and using the system provided.
- Maintain and develop relevant compliance legislative knowledge.
- Compiling detailed and informative emails to Landlords and Tenants and building relationships with them.
- Collaborate effectively with Lettings, Property Management, and external contractors to support a seamless renewal process.
- Administrative tasks involved within a landlord changing, for example the property has been sold, or transferral of ownership has occurred.
