We are seeking a Design & Small Works Estimating Engineer to support our sales team in the development, survey, design, and conversion of installs, small works & maintenance opportunities across London. This role is critical in bridging the gap between site survey, technical design, maintenance assessment, and commercial pricing, ensuring accurate and competitive information is provided to support proposals for fire alarm installation, upgrade, remedial, and maintenance-related works.

The successful candidate will attend client sites to assess requirements, carry out maintenance condition surveys of new and existing sites, develop compliant fire alarm system designs, and prepare detailed cost information based on labour, materials, and programme considerations.

What you will be doing:

  • Site Surveys, Maintenance Surveys & Technical Assessment: Attend client sites to carry out detailed surveys for upgrades to existing fire alarm systems, temporary wireless fire alarm systems, and associated infrastructure. Carry out maintenance surveys of new and existing client sites, recording fire alarm assets, panel and device information, system condition, and access requirements. Identify compliance gaps, system deficiencies, end-of-life or obsolete equipment, and upgrade, extension, modification, or remedial requirements. Assess site constraints, access arrangements, and installation considerations, particularly within occupied or live environments. Liaise with clients on site to understand operational requirements, project objectives, and maintenance considerations. Produce clear survey information to support maintenance mobilisation, asset registers, service planning, and identification of follow-on small works opportunities.
  • System Design: Produce fire alarm system designs in accordance with BS 5839 and relevant industry standards. Develop sketch layouts, device schedules, and cause and effect documentation where required. Ensure designs are practical, compliant, cost-effective, and deliverable within small works & installations (approximately £150,000 on average) and maintenance constraints. Review specifications, drawings, and tender documents where applicable.
  • Estimating & Costing: Prepare detailed cost estimates for small works projects, typically ranging from £1,000 to £150,000+ & maintenance quotes. Calculate labour requirements, installation durations, and resource allocations to support the sales team. Accurately quantify materials, equipment, and subcontractor requirements. Identify pricing risks, exclusions, assumptions, and value engineering opportunities.
  • Sales Support: Work closely with the sales team to develop technical solutions aligned with client requirements. Support bid submissions with technical input and commercially practical alternatives. Attend client meetings where required to present technical proposals and respond to queries. Assist in converting opportunities into secured projects through accurate and competitive pricing.
  • Handover & Technical Continuity: Provide clear and structured handover information to delivery teams, including Small Works Managers and Project teams. Ensure scope, design intent, maintenance observations, and cost allowances are fully understood post-sale. Provide technical support during project delivery where required.

What We’re Looking for:

  • Proven experience in fire alarm system installations, design, surveying, and estimating.
  • Strong working knowledge of BS 5839 and fire alarm system standards.
  • Experience pricing small works or installation projects within the fire sector.
  • Experience carrying out maintenance condition surveys, including asset verification, system condition reporting, and identifying remedial or upgrade opportunities.
  • Good understanding of installation methods, labour planning, and project delivery constraints.

Skills & Competencies:

  • Ability to accurately survey sites and translate findings into compliant, practical, and buildable designs.
  • Strong commercial awareness, including labour modelling, material costing, and value engineering.
  • Competence in reading and producing sketch drawings and technical documentation to support CAD production of construction drawings.
  • High attention to detail, particularly in scope definition, survey accuracy, and quotation preparation.
  • Effective communication skills with the ability to work closely with sales, service, and technical delivery teams.

Background: Previous experience may include Design Engineer, Installation Engineer, Estimator, Projects Engineer, Surveyor, or Maintenance Surveyor within the fire systems sector. Candidates with a background in installation or commissioning who have moved into design, estimating, or surveying are also encouraged to apply.
