The Role
We are looking for a proactive and technically skilled Facilities Manager (Hard Services) to manage the mechanical, electrical (M&E), and fabric services across Bracken House and our broader UK portfolio. This is a critical role for ensuring service excellence and building safety, compliance, and performance across our estate.
Key Responsibilities
- Oversee the hard services (M&E) and fabric delivery, ensuring contract SLAs and KPIs are met.
- Maintain quality standards across the physical environment.
- Manage the Building Manned Guarding contract, CCTV, and access control systems.
- Schedule and follow up on Fire, General, and L8 Risk Assessments and related actions.
- Oversee statutory and mandatory inspections and ensure full documentation.
- Manage planned and reactive maintenance with principal and specialist contractors.
- Support building-wide activities including evacuations, audits, and scenario testing.
- Review vendor contracts related to MEP quality and compliance.
- Manage budgets for building repairs and small works activities.
- Liaise with internal stakeholders for critical areas such as MERs and SERs.
- Monitor asset condition and drive continuous improvement across FM services.
Required Skills and Experience
- In-depth technical knowledge across key building services (HV, LV, HVAC, fire, BMS, energy systems, etc.).
- Relevant mechanical and/or electrical engineering qualifications.
- Water management (L8) certification.
- Experience as a Senior Authorised Person or Authorising Engineer.
- Strong background in facilities compliance and safe systems of work.
- Skilled in vendor and contractor management.
- Strong communicator, especially when conveying technical issues to non-technical stakeholders.
- Ability to write technical reports and respond to out-of-hours situations.
- Health and Safety qualifications.
- Understanding of IoT and SMART building applications.
