The Capital Projects team within iQSA is responsible for delivering accretive capital works throughout the estate, including 3,000 room refurbishments every summer and delivery of substantial new build properties. The Regional Facilities Manager will work closely with the Maintenance Technicians based on site, the Operations team and the Health and Safety Team. They will have extensive knowledge of compliance, PPM's and routine maintenance across a large estate. They will also work directly with the Estates team including the Programme Manager, Cost Manager and with allied work streams; Capital Projects, Facilities and Estates Management and the Building Improvement Programme across the whole of iQ's portfolio.

The Regional Facilities Manager will be expected to work across multiple projects and disciplines from diagnoses and rectification of external building envelope and adjacent areas defects. There is a mixture of reactive and planned work streams which requires careful coordination with multiple stakeholders.

Key Responsibilities:
  • Ensure routine maintenance is carried out in sites, logbooks are kept up to date and all sites are compliant.
  • Ownership and management of Meridian – internal compliance system to track actions from risk assessments and asset services.
  • Ownership and management of reactive works supporting sites in emergencies and urgent work.
  • Stakeholder engagement – experience with Operations, Health & Safety and Procurement is essential.
  • Ensure allocated projects are delivered on time and to budget.
  • Experience in managing external suppliers – HVAC, Fire Life Safety, Contractors and Consultants.
  • Undertake planning, procuring and project managing any project works that may arise.
  • Instruct building/asset surveys, including related historic data, and interrupt reports/surveys.
  • Develop new systems and procedures to continually challenge the norms.
  • Ensure compliance with all internal iQ requirements, statutory, quality and health and safety standards.
  • Hands-on, dealing with day-to-day activities and exercise professional judgement to resolve emerging difficulties.
  • Undertake duties as requested by the Transformation Director to deliver and implement project works.
Skills and Experience:
  • Project management experience in the context of a Reactive and Planned Maintenance regime or major refurbishment developments.
  • Management of PPM cycles, routine maintenance and estate management is key.
  • Experience in relevant regulations and compliance issues impacting a residential estate.
  • Ability to clearly communicate, deal with change and cope with the rigours of a fast-paced multi-site programme.
  • Experienced & confident with Consultants and Contractors, monitoring progress, quality and safety aspects of the project.
  • Ability to utilise project management tools; MS Project or similar.
  • Financially astute with commercial knowledge of residential developments.
  • Experience of implementing innovative and best practice techniques and standards.
  • Excellent interpersonal, verbal and numerical skills and comfortable with report writing.
  • Flexible approach and the ability to work under pressure.

We operate a hybrid working model with 3 days in the office and 2 days working from home / site location.
