FI Real Estate is seeking an experienced Development Manager to support the delivery of its growing pipeline of industrial-led development projects across the UK. This role will involve managing projects from initial feasibility and planning through to construction and practical completion. This role will be based in Wrexham but the successful candidate will be managing the North Wales, Cheshire and Merseyside regions and therefore some flexibility with travelling will be required.
As part of a dynamic property investment team, the Development Manager will play a key role in driving projects forward, ensuring they are completed on time, within budget, and to the highest standards. We are looking for a proactive and commercially astute professional with demonstrable client-side experience in industrial developments. You will have a strong track record in project management, ideally gained within a developer, contractor, or professional consultancy environment. The ideal candidate will be a natural leader with excellent team management skills and the ability to coordinate multiple stakeholders, planning authorities, and construction teams. Experience in local authority engagement and planning processes is essential.
Key Responsibilities
- Assess and lead feasibility studies for potential development opportunities.
- Manage the design team and consultants in preparing and submitting planning applications.
- Oversee planning conditions and legal agreements, including Section 278 and Section 106 obligations.
- Lead the design and procurement process through to handover to the construction team.
- Prepare Employer’s Requirements for issuance to the construction team.
- Ensure compliance with funding agreements and manage all related documentation.
- Prepare and execute key contracts, including appointment documents and building contracts.
- Appoint and oversee external Employer’s Agents and Project Managers throughout the development lifecycle.
- Monitor project costs and valuations, providing accurate monthly cash flow updates to the executive board.
- Chair regular progress and client meetings, ensuring smooth communication and project alignment.
Essential Skills & Experience
- Strong commercial acumen, including a deep understanding of financial models, costings, budgets, and risk management.
- Proven ability in strategic planning, multi-team coordination, and long-term development vision.
- RICS qualification (or equivalent) with a minimum of 3 years PQE in a relevant role.
- Degree in a property-related discipline.
- Experience using ARGUS Developer.
- Exceptional written and verbal communication skills.
- Strong numerical and analytical ability, with a high level of accuracy.
- Proficiency in Excel, Word, and PowerPoint.
- Excellent stakeholder management and relationship-building skills.
- Ability to work both autonomously and collaboratively within a team.
- Previous experience in the industrial property sector is desirable but not essential.
