FI Real Estate Management are seeking a

Junior Asset Manager to join their team and support FI Property Group with their mixed portfolios.

The ideal candidate will be supporting the Senior Asset Manager with the asset and property management rental growth & group company profit and minimising landlord outgoings.

The right candidate will be involved with putting together a short, medium and long terms business plan for the assigned portfolios, manage tenants occupying properties, ensure all asset are always maintained in excellent condition and develop strong relationships with tenants, agents and local authorities.

This role is office based in Chorley, Lancashire and requires visiting sites on a nationwide portfolio.

Responsibilities

  • Asset Management
  • Identify and implement opportunities to increase rents
  • Perform rent reviews and lease renewals. Support refurbishments, acquisitions and disposals.
  • Identify opportunities for incoming tenants and convert into contractual leases.
  • Work closely with our internal marketing team promoting our services, assist with the provision of marketing material.
  • Develop strong working relationships with our retained agents and well-established client base to encourage letting of vacant space.
  • Assist and influence the progress of existing development sites to expand the portfolio.
  • Discover opportunities to increase rental income and capital values across the portfolio.
  • Liaise with the head office operations teams to assist in financial reporting and analysis of asset performance.
  • Develop successful working relationships with key stakeholders, notably the Client, to endure a productive and effective working partnership.
  • Property Management
  • Oversee the management of property and facilities team members to maximise their performance and be empowered to take ownership for decision making.
  • Managing the physical assets contained within the assigned portfolio providing a quality service to tenants and ensuring compliance with relevant statute.
  • Maintain a consistent level of communication with tenants and business contacts.
  • Create a positive presence on each site promoting FI Property Group as the landlord of choice.
  • Liaise with property and facilities managers to deliver a well maintained and managed site.
  • Oversee the management, preparation and reconciliation of the service charge including preparing and reconciling the service charge budget and expenditure reports to occupiers.
  • Oversee major work programmes including Planned Preventative Maintenance Programmes (PPM).
  • Liaise with the credit control team to ensure rent, service charge and insurance collection targets are met for the portfolio.
  • Liaise with the administration team to ensure that data is inputted correctly onto the management software system.
  • Recommend cost-saving measures which can be implemented across the company.

Experience

  • Graduate level to up to qualified.
  • Preferably multi-sector knowledge.
  • Knowledge of L&T Act required.
  • An appreciation of the development and planning process.
  • Ability to review, dissect and consider financial appraisals and legal documents.
  • Strong analytical skills and skilled in math and finance.

Qualifications

  • Graduate Surveyor level. Industry relevant qualifications are valuable but not essential.
  • Proficient user of the entire Microsoft Office package (Excel, Word, Power Point).
  • A full UK driving licence.
  • Experience using a property management software is desirable i. e. Yardi
