Job Title: Residential Development Manager

About this Role:
This is a residential role covering a specific development, but you may need to work at other developments as the needs of the business require. You will be responsible for the management of sub-contracted cleaning staff and third-party external contractors.
You will take responsibility for day-to-day dealings with residents and will undertake regular checks and assessments for maintenance and health and safety. You will also be responsible for management of the guest suite and other communal facilities. You will work closely with the Senior Property Manager, to ensure jobs are performed as they are required.
Main Duties and Objectives:
- To develop and maintain excellent working relationships with residents, reporting promptly and regularly to requests raised
- To maintain positive and strong working relationships with all internal departments
- To manage electronic data and e-mails and to ensure all client files are updated as required
- To maintain regular communication with Leaseholders and residents using the notice board facility, phone and email services at your disposal
- To oversee all reactive requirements and bring any major defects to the attention of the Senior Property Manager and the Client as required
- To be an ambassador to the Company and Company values and to deliver an effective service and act as a positive representative of the Company
- To take responsibility for all areas and aspects of the developments, ensuring they are presentable, serviced and properly maintained
- To assist the Senior Property Manager with ensuring compliance and enforcement of lease terms and statutory requirements.
- To continually maintain an up-to-date knowledge of all applicable legislation, regulations and best practice.
- To assist the Senior Property Manager and the Complaints Team with resolving formal complaints to a satisfactory standard
- To deal with Leaseholder enquiries by telephone, post or email and to ensure accurate and prompt responses are provided
- To carry out new resident inductions to ensure they understand the setup of the development and how the services on offer work
- To carry out all duties in accordance with ARHM, ARMA-Q guidelines and RICS code of practice
- To ensure that health and safety checks and routine testing requirements are completed and recorded on time, every time
- To work the Senior Property Manager to address concerns or risk improvement requirements promptly and within the given timeframe.
- To monitor and supervise contractors carrying out works at the development
- To raise works orders ensuring all orders are monitored and delivered within the designated time frame.
- To ensure all irregular incidents are investigated and reported promptly and appropriately
- To ensure contractors comply with requirements regarding, Health & Safety, Parking, Disposal of Refuse, Limitation of working hours and general site house rules etc.
- To ensure all cleaning of the communal areas is carried out in accordance with the terms of reference.
- To carry out welfare calls to those who are house bound and those who have just come out of hospital
- To manage the guest suite from a booking position ensuring receipts are issued promptly and the room is turned over and cleaned after use
- To attend training events as required either on site or at the IPM Offices as required
- To ensure all contractors complete jobs to a satisfactory standard and within timescales specified.
