About this Role
Our client is a specialist independent firm of Managing Agents, managing apartment buildings & private residential estates throughout England and Wales. They are currently looking to appoint a Caretaker for their Crossways development, Windsor Road, Slough.
The caretaker will be employed by the our client (the Managing Agent), but the salary will be paid for via the service charge funds, hence all the residents at Crossways are effectively the employer, however it will be the Property Manager that you report to with any issues you might have and will liaise with in order to run the development smoothly.
Main Duties and Objectives:
Daily jobs to be carried out:
- Walk the Blocks each morning and afternoon in order to litter pick them, so they at all times are kept to the highest standard. This includes any litter that might have been left in any of the flower beds or the pavement outside.
- Litter pick underground car parking areas.
- Walk all the blocks daily, in order to ensure all is as it should be, ie. no bikes in hallways, no bin bags outside any apartments. No excess mail found in communal hallways. If, so it has to be removed daily.
- If, for some reason a resident is leaving their post in the hallway, with writing on the envelope that this is not known at this address, please make contact with the post man in order to get him take it back.
- Be helpful if residents are in need of help in receiving a parcel.
- Act on calls from Residents, however please note that the caretaker is not to carry out any jobs for residents, inside their properties. The caretaker is for the communal areas and not to go inside the flats, unless a resident needs help in finding out about meter readings on DHS.
- With training, take on the programming of the FOBS for the development, upon request from property manager.
- With training, retrieve and review CCTV footage and report to Property Manager
- Record daily activity in a diary or day planner.
- Any other activity reasonably required to complete the role.
Weekly Jobs to be carried out:
- Move the bins out from all bin stores ready for collection days. There might be alternative collections for ordinary domestic waste and re-cycling, which has to be adhered to.
- Ensure the bin stores are kept clean and tidy.
- Ensure Bike stores are kept swept and tidy.
- Sweep both under croft car parking areas on an alternate basis as and when spaces are free, as there will always be cars parked in both of them.
- Record weekly activity in a diary or planner.
- Any other activity reasonably required to complete the role.
As and when required:
- Assist any contractor who is appointed to maintain equipment on the development, this amongst other items being the CHP, the boilers, the ventilation system in the under croft car parks etc. a list of all contractors will be issued once all are listed and the property manager will notify, if known, that a contractor will attend site.
- Assist with any minor items on the development that needs attending to, i.e a lose handle or door plate, a door furnishing just about to come off etc.
- When the property manager is on site, to assist the PM with any issues that need looking into.
- Painting of communal walls as and when needed
- Any other activity reasonably required to complete the role.
- Record activity in a diary or planner.
Essential Skills:
Ideally the suitable candidate will be efficient with lone work taking a hands-on approach whilst being approachable and can work as the face of an organisation.
They will report to the property manager and will be able to communicate via emails and mobile phone attaching photos & videos to email or over Whatsapp.
Able to use hand tools and have a sound knowledge of buildings and can understand plant operations and what functions these serve.
