The role
We are seeking a Freelance Quantity Surveyor to join the commercial team on a live construction project in the London area. The initial assignment will be full-time and predominantly site-based. The successful candidate will take responsibility for defined subcontract packages and commercial workstreams, with support and oversight from the FCS Director and the wider project commercial team. This is not an entry-level role. Applicants should have sufficient UK contractor-side experience to manage allocated packages reliably, produce accurate commercial information and identify matters requiring support or escalation.
Key responsibilities
- Procurement of subcontract packages, including scope preparation, tender enquiries, tender analysis and recommendations
- Commercial management of allocated packages from procurement through to final account
- Assessment of subcontractor applications and preparation of payment information
- Management of variations, change control and associated commercial records
- Cost reporting, forecasting and contribution to monthly commercial reporting
- Preparation and maintenance of contractual correspondence, notices and supporting records
- Identification and management of commercial risks and opportunities
- Attendance at relevant site, subcontractor and project meetings
- Liaison with operational, design, procurement and commercial colleagues
- Timely escalation of significant commercial or contractual issues
About you
You will ideally have:
- Demonstrable experience working as a Quantity Surveyor within a UK main-contractor environment
- Experience managing subcontract packages and commercial workstreams with a reasonable degree of independence
- Good knowledge of subcontract procurement, valuations, change control and final accounts
- A practical understanding of construction contracts and commercial procedures
- Strong numerical, analytical and Microsoft Excel skills
- Clear written and verbal communication
- The ability to maintain accurate records, manage priorities and meet reporting deadlines
- A relevant quantity surveying or construction qualification, or equivalent practical experience
Working arrangement
Full-time freelance assignment, predominantly site-based in the London area. Any remote or hybrid working will be subject to the requirements of the client and project. Start date and initial contract duration to be agreed. Day rate to be agreed based on experience. The engagement is intended to operate outside IR35, subject to the final contractual arrangements and status determination.
