In the UK, FEC is the joint venture partner with Manchester City Council behind Victoria North, one of the largest urban regeneration programmes in Europe, targeting 15,000 new homes across north Manchester over the next 15–20 years, representing an estimated £4bn of investment in the city. - Housing: delivering multi-phase residential programmes including private sale and affordable homes. The immediate pipeline includes the Collyhurst regeneration scheme, currently on site delivering 274 homes, with an emerging pipeline of approximately 3,000 single-family homes planned across north Manchester.
- Major Projects: delivering complex, high-value, high-rise mixed-use residential schemes. Current priorities include two development sites in the Red Bank neighbourhood to deliver the next 900 new homes.
The Role
As a Senior Quantity Surveyor, you will take commercial ownership of projects from pre-contract through to final account, ensuring financial performance is maximised while maintaining strong client and supply chain relationships. You will play a key role in the commercial management of multiple projects, providing mentorship to junior members of the team.
Key Responsibilities
- Manage all commercial and contractual aspects of projects from tender stage through to final account settlement.
- Prepare, submit and negotiate interim valuations and applications for payment in accordance with contract terms.
- Procure and manage subcontractor and supplier packages, including negotiation, letting, and agreement of final accounts.
- Prepare and monitor cost plans, cash flow forecasts, and cost-value reconciliations (CVRs).
- Identify and manage commercial risks and opportunities, providing regular financial reporting to the Commercial Manager.
- Administer contracts (JCT, or other forms) and ensure compliance with contractual obligations.
- Prepare and submit change management documentation including early warnings, compensation events, and variations.
- Support the preparation of tender submissions, including bills of quantities, pricing schedules, and commercial reviews.
- Liaise with clients, employers' agents, and project managers to maintain positive working relationships.
- Provide commercial guidance and mentoring to junior surveyors and graduate trainees.
- Attend and contribute to project progress and commercial review meetings.
- Ensure compliance with company commercial procedures and governance requirements.
Requirements
Essential
- Degree in Quantity Surveying, Commercial Management, or a related construction discipline.
- Minimum 5 years' post-graduate experience in a QS or commercial role within the UK construction industry.
- Proven experience managing projects from procurement through to final account.
- Strong knowledge of standard forms of contract, particularly JCT.
- Proficiency in change management, valuation, and subcontract procurement.
- Excellent communication and negotiation skills.
- Strong numeracy and analytical ability.
- Ability to manage multiple projects simultaneously and work to deadlines.
Desirable
- MRICS or working towards chartered status (RICS or CIOB).
- Experience in residential construction, particularly multi-phase or high-rise schemes.
- Familiarity with construction software such as COINS, Causeway, or similar.
- Experience mentoring or managing junior staff.
