We are a medium-sized Mechanical Building Services contractor delivering high-quality projects across commercial, residential, and mixed-use sectors, with project values up to £6 million. Due to continued growth, we are seeking an experienced Commercial Manager to lead and manage the commercial function across multiple projects.
The Commercial Manager will be responsible for overseeing all commercial and contractual aspects of mechanical building services projects, ensuring profitability, cost control, and risk management from pre-construction through to final account.
Key Responsibilities- Lead the commercial delivery of multiple mechanical building services projects (up to £6m in value)
- Prepare, manage, and report on project budgets and forecasts
- Monitor project costs, variations, and financial performance
- Ensure accurate and timely valuations, applications for payment, and final accounts
- Review and negotiate contracts and subcontracts
- Identify, manage, and mitigate commercial risks
- Ensure compliance with contractual obligations and company procedures
- Manage claims, variations, and dispute resolution
- Oversee procurement strategy for materials and subcontract packages
- Negotiate terms and pricing with suppliers and subcontractors
- Ensure best value and alignment with project budgets
- Manage and mentor Quantity Surveyors and commercial staff
- Work closely with Project Managers, Engineers, and Senior Leadership
- Support the development of commercial processes and best practices
- Maintain strong relationships with clients, consultants, and supply chain partners
- Attend client meetings and provide commercial input into project decisions
- Represent the business in a professional and commercially astute manner
- Proven experience as a Commercial Manager or Senior Quantity Surveyor within Mechanical Building Services
- Strong knowledge of M&E/mechanical installations and project delivery
- Excellent understanding of standard forms of contract (e.g., JCT, NEC)
- Strong negotiation, financial, and analytical skills
- Ability to manage multiple projects and priorities effectively
- Leadership experience with the ability to develop and manage a team
- Degree or equivalent in Quantity Surveying, Commercial Management, or related field
- Professional membership (e.g., RICS or similar) desirable but not essential
- HNC/HND in Mechanical Building Services
