FAR Inspections is looking for highly motivated independent contractors to perform residential occupancy verifications on behalf of mortgage lenders in the Reno, NV area. No prior experience with mortgage field inspections is required – just strong time‑management, a reliable vehicle, and the ability to meet deadlines.
What is an Occupancy Verification?
Mortgage lenders require periodic updates on their properties and send independent contractors to verify the property’s occupancy status. The inspections are usually exterior only; if the property has gone vacant, about 10 % of inspections require interior photos. Your responsibilities include:
- Complete most inspections in 5‑6 minutes.
- Finish each inspection within four days of assignment.
- Report general property condition using a mobile application and take 9+ photographs with brief comments.
- Submit a short form in the app.
- Spend extended periods driving and making multiple stops within the assigned territory.
Requirements (minimum qualifications)
- Computer with reliable internet connection.
- Reliable, fuel‑efficient vehicle (you will pay your own gas).
- Smartphone (Android or iPhone).
- Printer.
- Valid driver’s license and ability to pass a standard background check.
Pay and Hours
This is a 1099 contractor position. Each inspection is paid at a flat rate that varies by county and volume, yielding approximately $30‑$40 per hour. Depending on the county’s urban/rural classification, you may complete anywhere from 20 – 500 inspections per month while working 2‑30 hours per week. There is no guaranteed minimum volume, but consistent work is available month to month. Earnings increase as you become established, extend your availability, or cover a larger territory.
No additional mileage reimbursement is provided beyond the flat fee per inspection.
