This role is for a forwardâthinking developer seeking an exceptional Design Manager to take functional ownership of design delivery on a major newâbuild residential scheme. This is not a backâoffice coordination role but a leadership position for someone who wants real influence â shaping design strategy, driving quality and working at the heart of a business that is actively investing in better ways to deliver projects.

As Design Manager, you will lead the design function on a flagship project, taking projects from concept through to completion. You will work closely with commercial, construction, and external design teams to ensure that design solutions are compliant, buildable, costâeffective, and aligned with both the Employer\âs Requirements and the Contractor\âs Proposals.

Key Responsibilities
Take functional leadership of the design process from preâconstruction through to completion
Develop a thorough understanding of the Employer\âs Requirements and Contractor\âs Proposals, ensuring full compliance at every stage
Lead the coordination, development and resolution of all design matters across the project
Manage and review design documentation to ensure technical quality, coordination, buildability and completeness
Ensure compliance with all statutory requirements, including CDM and wider HSE legislation
Champion buildability, programme certainty, cost control and highâquality outcomes
Appoint and manage consultants, including scope preparation, fee negotiation and performance management
Establish a collaborative, professional working environment across consultants and internal teams
Lead the production and management of Contractor\âs Proposals, design management plans and designer agreements
Drive proactive risk management, ensuring health and safety risks are identified and mitigated through design
Produce and manage realistic design programmes and information release schedules aligned to procurement and construction
Contribute to team development, performance reviews and continuous improvement initiatives
About You
Background working with a main contractor or residential developer
A confident leader with strong communication and conflictâresolution skills
Degreeâqualified in a construction, architectural or builtâenvironment discipline
Experienced in managing consultants, subcontractors and senior stakeholders
Commercially aware, with a track record of adding value through design
Passionate about quality, safety and intelligent design solutions
