This role is for a forward‑thinking developer seeking an exceptional Design Manager to take functional ownership of design delivery on a major new‑build residential scheme. This is not a back‑office coordination role but a leadership position for someone who wants real influence — shaping design strategy, driving quality and working at the heart of a business that is actively investing in better ways to deliver projects. As Design Manager, you will lead the design function on a flagship project, taking projects from concept through to completion. You will work closely with commercial, construction, and external design teams to ensure that design solutions are compliant, buildable, cost‑effective, and aligned with both the Employer’s Requirements and the Contractor’s Proposals. Key Responsibilities
  • Take functional leadership of the design process from pre‑construction through to completion
  • Develop a thorough understanding of the Employer’s Requirements and Contractor’s Proposals, ensuring full compliance at every stage
  • Lead the coordination, development and resolution of all design matters across the project
  • Manage and review design documentation to ensure technical quality, coordination, buildability and completeness
  • Ensure compliance with all statutory requirements, including CDM and wider HSE legislation
  • Champion buildability, programme certainty, cost control and high‑quality outcomes
  • Appoint and manage consultants, including scope preparation, fee negotiation and performance management
  • Establish a collaborative, professional working environment across consultants and internal teams
  • Lead the production and management of Contractor’s Proposals, design management plans and designer agreements
  • Drive proactive risk management, ensuring health and safety risks are identified and mitigated through design
  • Produce and manage realistic design programmes and information release schedules aligned to procurement and construction
  • Contribute to team development, performance reviews and continuous improvement initiatives
About You
  • Background working with a main contractor or residential developer
  • A confident leader with strong communication and conflict‑resolution skills
  • Degree‑qualified in a construction, architectural or built‑environment discipline
  • Experienced in managing consultants, subcontractors and senior stakeholders
  • Commercially aware, with a track record of adding value through design
  • Passionate about quality, safety and intelligent design solutions
