A leading national main contractor is seeking an experienced Senior Quantity Surveyor to take commercial responsibility for a landmark £70m purpose-built student accommodation scheme in Cardiff. This is a major, multi-storey development delivering high-quality student living facilities, including cluster apartments, studio units, amenity spaces, communal hubs, and associated infrastructure. The scheme forms part of a wider city-centre regeneration programme and offers exposure to a technically challenging, fast-paced build programme.

You will play a key role in leading the commercial function on site, working closely with the Project Director and wider operational team to drive value, manage risk, and ensure successful delivery through to final account.

Key Responsibilities
  • Lead all commercial aspects of the £70m project from procurement through to completion
  • Manage subcontract procurement, negotiation, and appointment
  • Oversee valuations, variations, cost reporting, and cash flow forecasting
  • Produce accurate CVRs and monthly commercial reports
  • Administer and manage contract obligations (JCT Design & Build)
  • Identify and mitigate commercial risks
  • Mentor and support junior commercial team members
  • Maintain strong relationships with client, consultants, and supply chain
Candidate Requirements
  • Proven experience as a Senior Quantity Surveyor with a Tier 1 or reputable main contractor
  • Experience delivering large-scale residential, high-rise, or student accommodation schemes (£40m+)
  • Strong knowledge of JCT contracts (Design & Build experience essential)
  • Ability to manage a project commercially with minimal supervision
  • Degree-qualified in Quantity Surveying or equivalent
  • MRICS desirable but not essential
