Reporting to the Director, Engineering & Facility Operations, the Shift Building Operator - Building Engineer (HVAC) is responsible for the safe and efficient operation, installation, maintenance, and repair of the hotel's heating, ventilation, air conditioning, refrigeration, and related mechanical systems. This role supports overall building operations by ensuring HVAC systems, chilled water systems, air handling equipment, building controls, and associated mechanical infrastructure operate reliably and efficiently to provide exceptional guest comfort and maintain operational standards. The position resolves issues promptly, supports preventative maintenance programs, and escalates major concerns to supervisory staff., Operations & Maintenance
- Conduct daily inspections and walkthroughs of HVAC, refrigeration, and mechanical systems.
- Operate, maintain, troubleshoot, and repair HVAC equipment including air handling units, fan coil units, mini splits, chilled water systems, pumps, ventilation systems, and associated controls.
- Monitor temperature, humidity, and air quality conditions throughout the property to maintain guest comfort and operational performance.
- Perform preventative maintenance on HVAC equipment to maximize equipment life and minimize downtime.
- Diagnose equipment failures and complete routine, urgent, and emergency repairs efficiently.
- Support operation and maintenance of broader building systems as required.
- Track and log equipment performance, maintenance activities, utility consumption, and operational data.
- Utilize O&M manuals, schematics, and technical drawings for safe troubleshooting and repair.
Inventory & System Management
- Order and maintain inventory of HVAC parts, refrigerants, filters, tools, and equipment.
- Use the Work Order system to schedule, track, and report maintenance activities.
- Monitor and operate the Building Automation System (BAS) to optimize equipment performance and identify system alarms.
- Analyze system operations and recommend energy conservation and efficiency improvements.
- Coordinate with contractors, subcontractors, and vendors performing specialized HVAC maintenance and repairs.
- Assist in maintaining asset records and preventative maintenance schedules for HVAC equipment.
Safety & Compliance
- Ensure compliance with all applicable HVAC, refrigeration, environmental, safety, and building code requirements.
- Follow refrigerant handling regulations and environmental standards.
- Respond to HVAC and refrigeration emergencies.
- Adhere to all safety procedures including lockout/tagout, fall protection, confined space entry, and safe equipment operation.
- Participate in toolbox talks and promote a strong safety culture.
- Maintain associated workspaces in a safe and organized condition.
Guest & Team Support
- Deliver exceptional service by responding promptly to guestroom and facility HVAC concerns.
- Support the operation of all guest facing and back of house areas through reliable HVAC system performance.
- Maintain cleanliness and organization of workspaces.
- Uphold luxury hospitality standards and operational excellence.
- Perform additional tasks as required to support the overall operation of the property.

Experience
- Minimum 2 years of experience in HVAC operations, maintenance, or building engineering, preferably within a hotel, resort, healthcare, commercial, or institutional environment.
- Proven experience maintaining and repairing commercial HVAC and refrigeration systems.
- Experience working with Building Automation Systems (BAS) and computerized maintenance management systems (CMMS).
- Experience responding to emergency maintenance situations and troubleshooting complex mechanical systems.
- Exposure to broader building systems including plumbing, electrical, and mechanical infrastructure is an asset.
Education
- High school diploma or equivalent.
- Valid HVAC Certification / Trade Qualification.
- Refrigerant Handlers Permit - Bermuda
- Additional certifications such as Power Engineering, Building Operator Certification, Electrical, or Water Treatment are considered an asset.
Competencies, Knowledge & Skills
- Strong technical knowledge of HVAC, refrigeration, ventilation, chilled water, and mechanical systems.
- Working knowledge of Building Automation Systems and energy management systems.
- Ability to read and interpret blueprints, schematics, control drawings, and technical manuals.
- Knowledge of refrigerants, controls, motors, pumps, and related HVAC equipment.
- Excellent organizational, communication, and interpersonal skills.
- Strong troubleshooting and problem‑solving abilities.
- Ability to work independently and collaboratively within a team.
- Knowledge of safety procedures and compliance requirements including lockout/tagout, fall protection, WHMIS, confined space, and CPR/First Aid.
- Skilled in the safe use of diagnostic tools, hand tools, and power tools utilized in HVAC maintenance.
- Ability to maintain accurate records and documentation.
- Ability to mentor and support junior team members.
