Fairmead is recruiting for an experienced and commercially aware Site Manager to take full control of a £3M industrial build in King’s Lynn. With groundworks, deep drainage, piling, and steel frame construction forming the core of this project, the successful candidate must have a solid technical background and the ability to drive the programme forward. There is potential for fit-out works at the back end of the project, offering long-term prospects for the right candidate. THE ROLE You will be responsible for the full site management of this scheme, ensuring it is delivered on time, within budget, and to the highest standards. The role demands a proactive leader who can effectively manage site logistics, take-offs, procurement, and cost control, while maintaining a strong grip on health & safety, sequencing, and subcontractor coordination. This is a hands-on role, requiring someone who can oversee the technical delivery of groundworks, drainage, piling, and steel frame, while also managing the commercial aspects, including variations, valuations, and financial tracking. KEY RESPONSIBILITIES * Oversee all site activities, with a strong focus on groundworks, drainage, piling, and steel frame erection. * Take full responsibility for programme management, site logistics, and subcontractor coordination. * Conduct take-offs, manage procurement, and maintain cost control throughout the build. * Ensure strict health & safety compliance, running site inductions, toolbox talks, and inspections. * Monitor progress against programme, identifying and resolving potential delays. * Liaise with engineers, consultants, and stakeholders to ensure design compliance and technical accuracy. REQUIREMENTS * SMSTS, CSCS, and First Aid * Strong technical background in groundworks, deep drainage, piling, and steel frame construction * Proven ability to manage site logistics, procurement, and cost control * Experience running schemes independently, with a sharp focus on programme, safety, and quality
