Expert Construction welcomes applications from suitably qualified Site Managers for this immediate vacancy which will be based on a significant Social Housing project in Belfast. This Main Contractor has a large number of projects due to come to site and requires Site Managers with an excellent pedigree and the drive and ambition to complete projects on time and within budget.
Project: Social Housing Traditional Build & apartments
Minimum of 60 month contract with further schemes after this. Strong pipeline of work in Northern Ireland.
Job Purpose: To assess and implement through on-site management all aspects of design and construction of Contractor developments. The successful and timely delivery of projects from start to completion with due regard for Health & Safety, quality and cost-effectiveness.
Main Functions of Post:
- Pre-Contract: Responsible for assessment of design team drawings, design and specification to ending buildability during project.
- Responsible for attending planning meetings to assist the Construction Director in promoting new projects.
- Agreeing and formulating Construction programmes with Commercial Director.
- Attending and interviewing contractors for tender awards.
- Responsible for interviewing project staff for new sites.
- Responsible for drafting of Health & Safety manual for projects.
- Contract: Responsibility for implementation of contract works as per programmes, Health and Safety legislation and budget constraints.
- Responsible for chairing of monthly meetings and providing minutes of same.
- Responsible for assessing, costing and implementing through valuation orders all current requests during contract.
- Responsible for assessing and replying to all queries, notifications, directives and instructions from client, statutory bodies, design teams, Clerk of Works and Head Office staff.
- Responsible for responding to all requests for information and queries from Contractors on site and the implementation of information control proceedings.
- Responsible for receiving and replying to all correspondence relating to the projects.
- Responsible for Personnel management of site staff.
- Responsible for the management of plant equipment.
- Post Contract: Responsible for carrying out inspections for 12 month defect liability period and implementation of works for the same.
- Co-operate with the production of Health and Safety file for projects.
- Responsible for maintaining contracts files and assessing post contract queries.
- Should work to the methodology of the latest edition of the Code of Practice for Project Management for Construction and Development; refer to Handbook.

- Confidential documents must be dealt with and processed in a strictly private manner. On no account must confidentiality be breached.
- Documentation must be completed accurately and to timescale.
- Ensure records are accurately maintained and available.
- Adhere to deadlines and timescales in the production of correspondence, preparation of documentation, and telephone calls.
- Work on own initiative with minimal supervision.
- Project and promote professional, efficient and caring company image at all times.
General:
- Comply with Health and Safety instructions and directions laid down by management.
- Attend fire drill and any other appropriate training.
- Perform any other duties and responsibilities, which may be required from time to time.
- Demonstrate proficiency with established procedures, reports and overall administrative duties.
- Demonstrate a positive attitude toward the organisation and personal duties and responsibilities, with good habits and a willingness to put forth extra effort when the situation arises.
- Promote good housekeeping and an efficient and well-managed facility.
- Recognise, evaluate, communicate and implement means to accomplish continuous improvement in the Company’s services, systems, procedures and methods that will improve efficiency and maintain a high standard of care.
- Show interest in updating job skills.
- Keep office equipment clean and ensure safe operation of it. Deal with and ensure faults are reported as soon as possible.
- Be flexible and adaptable to suit changing work environment.
