The Role: They are seeking an experienced Quantity Surveyor to join their team, focusing on Hospital Works Contracts. This is a pivotal role managing the commercial aspects of a high-volume, fast-paced maintenance programme covering healthcare facilities. The successful candidate will be responsible for the commercial management of works orders, supporting their network of 150+ field operatives and subcontractors delivering essential maintenance services to critical healthcare infrastructure.
Key Responsibilities
- Commercial Management
- Prepare accurate cost estimates and quotations for maintenance and works projects up to £1,000,000
- Manage interim valuations, final accounts, and variations in accordance with contract requirements
- Monitor and control project costs to ensure profitability whilst maintaining service quality
- Prepare and submit monthly applications for payment and manage cash flow projections
- Contract Administration
- Administer JCT Minor Works, NEC, and bespoke maintenance contracts
- Ensure compliance with public sector procurement regulations
- Manage subcontractor accounts, including assessment of applications and agreement of final accounts
- Prepare and negotiate contract variations and compensation events
- Stakeholder Management
- Liaise directly with Health Trust Estates teams, project managers, and clinical departments
- Attend progress meetings and provide commercial reports to both client and internal management
- Build strong relationships with supply chain partners to ensure value for money
- Support business development activities including tender pricing and bid submissions
- Systems and Compliance
- Utilize works order management system to track costs against individual work orders
- Ensure all works comply with healthcare-specific regulations including HTM standards
- Maintain comprehensive audit trails for all commercial decisions
- Contribute to monthly reporting including KPIs, profit margins, and contract performance metrics
Essential Requirements
- Qualifications
- Degree in Quantity Surveying or equivalent professional qualification
- RICS membership (or working towards) highly desirable
- Experience
- Proven track record in maintenance and minor works contracts, ideally within healthcare or public sector
- Experience managing high-volume works orders alongside planned minor works projects
- Strong understanding of Schedule of Rates pricing and measured term contracts
- Familiarity with NHS/HSC procurement processes and standing financial instructions
- Personal Attributes
- Excellent numerical and analytical skills with acute attention to detail
- Strong negotiation and communication skills
- Ability to work under pressure and manage multiple priorities
- Self-motivated with the ability to work independently and as part of a team
- Full UK driving license and willingness to travel across Western Trust sites
