We are seeking a skilled, proactive, and discreet Maintenance Operative to oversee the upkeep, presentation, and day‑to‑day maintenance of two substantial Grade II listed Georgian private residences in South London. Working closely with the Property Manager and Principal’s Private Office, the successful candidate will play a key role in maintaining these fully occupied homes to exceptional standards while ensuring the smooth running of the properties and respecting the privacy of residents.
Location: Clapham, South London (SW4)
Salary: £50,000+ DOE, please present your salary expectation
Working Hours: Full‑time position. Monday to Friday, 8am–4pm. Flexibility required for occasional emergency call‑outs and busy periods.
Key Responsibilities:
- Carry out general hands‑on maintenance, repairs, decorating, and carpentry works
- Maintain timber windows, joinery, fixtures, fittings, and furniture
- Conduct regular inspections to identify defects, hazards, and repair requirements
- Maintain outdoor areas including pathways, driveways, garden furniture, roofs, gutters, and drainage
- Support the upkeep of household appliances and white goods where possible
- Assist in monitoring and maintaining Building Management Systems (BMS)
- Lighting and AV systems (including Lutron and Crestron)
- Air conditioning and mechanical plant rooms
- Swimming pools, spa facilities, and irrigation systems
- Carry out routine checks and basic maintenance of household systems and equipment
- Support the Property Manager with planned and reactive maintenance works
- Coordinate and supervise contractors on‑site
- Ensure works are completed safely and to a high standard
- Assist with refurbishment and improvement projects where required
- Support external maintenance including jet washing, garden machinery upkeep, and general grounds presentation
- Operate tools and machinery safely where required
- Maintain high health, safety, and compliance standards appropriate to listed buildings
- Use digital maintenance and workflow systems to record inspections, maintenance issues, and updates
- Record utility meter readings and support general property administration
- Coordinate external services including cleaning contractors and specialist maintenance providers
- Assist with emergency response for alarms, leaks, and urgent property matters when required
Candidate Requirements:
- Proven experience within private residential or high‑end property maintenance
- Strong multi‑trade skills including carpentry, decorating, and general repairs
- Basic plumbing and electrical knowledge preferred
- Comfortable working within occupied private residences
- Organised, professional, discreet, and proactive in approach
- Confident using digital systems and maintenance software
- Full UK driving licence essential
- Experience working with listed or historic properties
- Knowledge of pools, plant rooms, BMS, AV, or smart home systems
- Experience supervising contractors and external service providers
- Relevant certifications such as PASMA, IPAF, CSCS, or First Aid advantageous
