You will manage a varied portfolio of residential blocks and housing estates, delivering a responsive, high-quality service to residents, leaseholders and freeholders. With a strong pipeline of developments across the East, you could be based in or around Colchester or Norfolk and will travel to sites within your region to build trusted relationships and keep assets safe, compliant and well maintained.

Bringing at least one year of block management experience, you will take ownership of service charge budgets, maintenance plans, contractor performance and resident communications. You will join a supportive, collaborative team at EWS Property Management (part of the Odevo Group), where building safety, compliance and great customer outcomes sit at the heart of everything we do.

ROLE EXPECTATIONS

  • Planning and prioritising your portfolio, responding to resident and client queries, instructing contractors and tracking works through to completion.
  • Reviewing budgets, preparing reports, attending site inspections and steering routine and preventative maintenance to keep developments compliant, safe and running smoothly.

  • Service charge budgets are accurate, monitored and delivered with clear, timely reporting.
  • Statutory and best-practice compliance actions are completed on time with robust records.

  • Contractors are well-briefed, monitored and deliver quality, value and safety.
  • Meetings, site visits and communications are planned, proactive and outcome-focused.

HOW YOU'LL SPEND MOST OF YOUR TIME

  • Visiting sites to complete inspections, follow up actions and meet residents and contractors.
  • Managing service charge budgets, forecasts and invoices with clear, concise reporting.
  • Coordinating repairs, maintenance and compliance actions, from instruction to sign-off.
  • Preparing and attending AGMs/meetings, issuing minutes and tracking action plans.
  • Handling day-to-day resident and client enquiries, providing timely, empathetic updates.
  • Maintaining accurate records, risk assessments and asset registers across your portfolio.

WHO THIS ROLE IS FOR

  • You have at least 12 months experience managing residential blocks and enjoy a varied portfolio that includes estates.
  • You are organised, proactive and comfortable prioritising a busy, mobile workload.
  • You communicate clearly, manage expectations and build strong relationships under pressure.
  • You take ownership, use good judgment and follow through to deliver outcomes.
  • You care about safety, quality and doing the right thing for residents and clients.

EXPERIENCE THAT HELPS
