About the role
The primary job purpose of the role as part of the Asset Team, is to provide a high-quality service delivery ofmajor repairs, for unlettable voids. This will comprise of managing standalone Investment projects for RCH vacant properties, supporting Property Services Asset Management plan. In addition the role will focus on returning vacant assets back into the letting pool, mainly our vacant long-term properties. The post holderwill also be required to have experience in managing an acquisition strategy budget for the buying and selling of properties that will have a direct influence on the void property initiative being undertaken by the business. This will require working closely with other business directorates, particularly our Factoring Team & Customer Services Directorate.
Key responsibilities include
- Conduct property inspections, diagnose defects, identify and implement appropriate remediation measures including dampness and mould reports.
- Produce detailed technical reports for review when required.
- Validate and scope works prior to contractor engagement.
- Manage contracts and monitor contractor performance across maintenance, repairs, planned maintenance, Including factored properties.
- Lead on quality assurance and post-inspection processes.
- Act as client-side representative for all assigned contracts and projects, ensuring delivery on time, within budget, to high standards and with high customer satisfaction.
- Lead on effective contract management meetings and ensure minutes or actions are documented in line with good practice.
To be successful in this role you should be able to demonstrate the following knowledge and skills:
- Relevant degree, post graduate qualification or HNC/HND in Building Surveying or Construction Management or demonstrable relevant experience.
- Strong building & stock condition surveying background and demonstrable experience of effective contract procurement and contract & project management.
- Experience of contributing to/developing appropriate strategies, policies and procedures to shape high quality services.
- Substantial experience of external and internal regeneration contracts, construction installation methods, regulations and procedures including CDM and health and safety requirements.
- Must be able to understand technical drawings and guidance and also demonstrate a detailed knowledge of external wall and roof covering systems.
