• A leading Tier 1 Contractor is seeking an experienced

Senior Quantity Surveyor with a strong MEP background to join the commercial team on a major hyperscale data centre development in Blyth, Northumberland .

The Senior MEP Quantity Surveyor will take commercial responsibility for a range of high-value mechanical, electrical, controls and commissioning packages.

These may include HV and LV distribution, generators, UPS systems, containment, cabling, cooling systems, pipework, ventilation, fire protection, BMS and EPMS installations.

Working closely with the MEP Commercial Manager, Project Director, engineering teams and specialist subcontractors, you will manage package procurement, cost control, valuations, contractual change and final accounts while protecting the contractor's commercial position.

Key Responsibilities of the Senior MEP Quantity Surveyor

• MEP Commercial Management
• Take commercial ownership of designated mechanical, electrical and specialist systems packages.
• Manage packages from procurement and subcontract award through construction, commissioning and final account.
• Develop a detailed understanding of each package scope, programme and contractual requirements.
• Provide commercial advice to the MEP Commercial Manager, Project Director and package management teams.
• Monitor package performance against agreed budgets and commercial objectives.
• Identify commercial risks, opportunities and potential areas of financial exposure.
• Ensure commercial activities comply with company procedures and client requirements.
• Protect the contractor's contractual and financial position throughout the project lifecycle.
• Cost Control and Financial Reporting
• Establish and maintain detailed budgets for allocated MEP packages.
• Monitor committed costs, actual expenditure, accruals and forecast costs.
• Prepare monthly cost-value reconciliation reports.
• Develop accurate cost-to-complete forecasts for mechanical and electrical packages.
• Analyse package performance against budget and explain commercial movements.
• Maintain cash-flow forecasts and support overall project financial reporting.
• Identify potential cost overruns and agree appropriate mitigation measures.
• Provide commercial updates for project and senior management reviews.
• Maintain accurate records and supporting commercial documentation.
• MEP Package Procurement
• Support or lead the procurement of mechanical, electrical, controls and commissioning packages.
• Prepare tender documentation, scopes of work, bills of quantities and pricing schedules.
• Undertake measurements and quantity take-offs from drawings, specifications and BIM models.
• Issue tender enquiries and manage subcontractor clarifications.
• Complete detailed commercial comparisons and tender analysis.
• Identify qualifications, exclusions, scope gaps and commercial risks within tender returns.
• Participate in commercial negotiations and subcontractor interviews.
• Prepare subcontract award recommendations for management approval.

• Administer subcontract agreements in accordance with the relevant conditions of contract.

• Manage mechanical pipework, pumps, valves and water‑treatment packages.
• Support fire detection, fire alarm, sprinkler and specialist suppression packages.
• Manage BMS, EPMS, controls and instrumentation package requirements.
• Understand interfaces between mechanical, electrical, CSA and specialist vendor packages.

• Monitor the release of retention in accordance with contractual requirements.

• Essential Qualifications and Experience of the Senior MEP Quantity Surveyor
• Degree in Quantity Surveying, Commercial Management, Construction Economics or a related discipline.
• Minimum five years' quantity surveying experience within the construction or engineering sector.
• Strong commercial experience managing mechanical, electrical or building services packages.
• Experience in package procurement, subcontract administration and cost control.
• Ability to prepare measurements, tender documentation, pricing schedules and commercial comparisons.
• Experience preparing valuations, forecasts, cost‑value reconciliations and cost‑to‑complete reports.
• Strong understanding of change control, variations, claims and final accounts.
• Working knowledge of NEC, JCT or bespoke construction contracts.
• Good technical understanding of MEP systems, construction processes and package interfaces.
• Strong negotiation, analytical and financial management skills.
• Excellent written and verbal communication abilities.
• Competence using Microsoft Excel and commercial reporting systems.

Desirable Experience
