This is an active, front-facing role driving our lettings process from initial enquiry right through to move-in day, alongside essential tenancy administration. You will be instrumental in finding great tenants, showcasing our properties, and ensuring a seamless onboarding experience, all while keeping our digital systems accurate and up to date.
The position offers a varied blend of office-based coordination and time out on the road. You will manage incoming leads, guide applicants through viewings, prepare tenancy paperwork, and handle day-to-day tenancy administration.
Your day-to-day responsibilities will include:
- Lettings & Viewings: Handling incoming tenant enquiries, qualifying prospective applicants, and conducting engaging in-person property viewings across our portfolio.
- Applicant Journey & Tenancy Progression: Guiding approved applicants through the move-in process, conducting "Right to Rent" checks, taking holding deposits, and issuing tenancy agreements.
- Move-In Coordination & Tenancy Admin: Overseeing deposit protection, preparing welcome packs, managing keys, and arranging utility and council tax notifications for smooth changeovers.
- Diary & Logistics Management: Managing viewing schedules, coordinating appointment calendars efficiently, and planning travel routes across Durham.
- Inspections & Check-Ins/Outs: Conducting property check-ins, interim condition visits, and end-of-tenancy checkouts with photographic inventories.
- CRM & Data Integrity: Keeping applicant and tenancy pipelines current in our property software, ensuring all notes, dates, and documentation are accurately logged.
- Enquiry Handling: Acting as a professional, friendly first point of contact for prospective tenants, current residents, and landlords via phone and email.

Essential Requirements
- Full UK Driving Licence: Must hold a full, clean UK driving licence.
- Own Vehicle: Daily access to a reliable vehicle for business travel across Durham (mileage allowance provided).
- Business Insurance: Ability to obtain (or currently hold) business-use insurance on your vehicle.
