As a Lettings Negotiator, you will:
- Generate tenant interest and conduct property viewings.
- Secure lets that meet both landlord and tenant needs.
- Showcase our dual lettings model while delivering excellent customer service.
Key Responsibilities
- Property Marketing & Enquiries
- Collect availability information from developers and other property sources at least 2 months before units are available.
- Maintain and update this availability pipeline on a weekly basis.
- Onboarding Properties: Upload and market new instructions on all traditional platforms (Rightmove, Zoopla, OnTheMarket, SpareRoom, etc.).
- Manage and respond to incoming tenant enquiries from portals and internal databases.
- Match tenants to suitable properties (commission or guaranteed rent).
- Record all enquiries accurately in our CRM system.
- Arrange and carry out property viewings in a professional, engaging manner.
- Highlight property features, tenancy terms, and agency benefits.
- Provide feedback to landlords and property managers after each viewing.
- Qualify applicants and negotiate tenancy terms on behalf of landlords.
- Guide tenants through the application process, referencing, and move-in.
- Keep landlords informed of viewing activity, feedback, and offers.
- Ensure Right to Rent checks, AML compliance, and tenancy paperwork are completed correctly.
- Work with the Admin & Compliance team to progress lets smoothly.
- Achieve agreed KPIs (number of viewings, lets agreed, conversion rates).
- Support the wider lettings team in hitting departmental growth targets.
- Provide weekly reporting on pipelines, viewings, and lettings progress.
Skills & Experience
- Strong communication and negotiation skills.
- Confident conducting property viewings and dealing with clients face-to-face.
- Knowledge of lettings legislation (Right to Rent, deposit protection, compliance).
- Target-driven with a proactive, results-focused mindset.
