Role Overview: The Project & Construction Manager is responsible for planning, organizing, managing and controlling the resources and activities necessary for the completion of complex construction projects. Acts as liaison between the Project Owner and various stakeholders (designers, contractors, legal and/or finance consultants, etc.), covering the entire design and construction process (RIBA stages 3-5), ensuring compliance with the schedule, cost plan and quality standards defined by the client.
Key Responsibilities
- Defining project objectives and developing detailed plans for all operational phases.
- Coordinating and supervising project teams and contractors, ensuring effective communication between all stakeholders.
- Monitoring and controlling costs, Programme Management and ensuring quality at every stage of the project.
- Managing risks and critical issues, with timely intervention in the event of unforeseen events or delays.
- Supervising the progress of the work and verifying the technical compliance of the materials and services provided.
- Managing relations with contractors and clients, including the production and approval of payment certificates.
- Closing the project, ensuring the delivery of as-built documentation and compliance with contractual conditions.
Skills required
- Ability to manage highly complex construction projects (construction budget > £25 million) in the UK market, ideally in London.
- Leadership and coordination skills for multidisciplinary teams.
- Excellent communication and relationship management skills with internal and external stakeholders.
- Problemāsolving and risk management skills.
- Proficiency in MS Project.
- Thorough understanding of CDM 2015 Regulations and Health & Safety legislation.
- Extensive experience with JCT (Joint Contracts Tribunal) and/or NEC (New Engineering Contract) forms of contract.
- Knowledge of the Building Safety Act 2022 and Golden Thread principles.
Experience required in the drafting and delivery of:
- Project Management Plan.
- RACI matrix.
- Monthly Progress Report.
- Cost Control Report and Value Engineering Proposals.
- Construction Programme.
- Quality and monitoring Reports.
- Site Construction Report (weekly & monthly).
- Interim Payment Certificate.
- Technical Approval (Technical submittal, ināprogress approval and final snag list).
- Design & Monitoring Reports: documents certifying the monitoring of management, design and construction activities.
- Meeting reports: documents recording communications and interactions with project stakeholders.
- NonāConformance Reports (NCR).
Nice to have:
- Member of a relevant professional body e.g., MRICS (Royal Institution of Chartered Surveyors), MCIOB (Chartered Institute of Building), or MAPM (Association for Project Management).
