Job Description
The development comprises five buildings made up of 460 apartments, along with retail and leisure amenities, secure car/bicycle parking, a gym, crèche, and landscaped courtyards. TNQ is arranged around four large private courtyards, elevated 40 feet above street level and landscaped with mature trees, planted borders, water features, and contemporary stonework. The development is located just a short walk from Colindale Underground station.
Key Responsibilities
- Responsible for the day-to-day operational running of the estate. You will be an exceptional communicator, exceeding residents' expectations and ability to forge valued relationships with the client and stakeholders.
- Undertake a detailed inspection of the whole development each day and record matters requiring further action and attention within the Duty Occurrence Book.
- Task and monitor the duties of site-based staff to ensure that work specifications and service levels are met.
- Monitor the performance of regular routine contractors (e.g. M&E contractors, grounds maintenance and communal area cleaners).
- Assist with planning, specifying and tendering cyclical maintenance, major repairs and routine contracts. Monitor works to completion; liaising with residents/contractors/specialist advisers as appropriate.
- Experience with overseeing mobilisation and occupying of new phased elements of the developments, including commercial and residential units.
- Monitor to completion insurance claims.
- Actively take action to remedy breaches of the lease, nuisance, Landlord and Tenant legislation, general requests, queries, etc.
- Assist with the collection of service charges and other payments required by the lease. Instigate arrears procedures when required.
- Responsible for full compliance with financial management, legal and regulatory practices and codes of conduct, health & safety, client and management KPIs and general best practice.
- To effectively lead, with the ability to mentor, delegate and be organised to deliver on often conflicting priorities and tasks.
What We Ask From You
- You must have strong residential block property/estate management experience, having worked in a similar role for a minimum of 2 years.
- Experience managing large and complex estates for high profile clients.
- TPI qualification will be desirable.
- Strong communicator in both written and verbal; you will be liaising with clients, contractors and persons inside/outside of the organization.
- Inspirational leader with a proven track record of successfully managing teams.
- Proficient IT Skills
- Strong Multi-Tasking Ability
