Maintenance Manager – Construction Site (New Luxury Homes) Location – Romsey
The Role
Rapidly expanding property development company have an urgent requirement for an experienced site Maintenance professional to join their team located in the Romsey area.
The successful candidate will have at least 5 years experience in a similar role and
is responsible for the day-to-day operational success, safety, and upkeep of all on-site physical infrastructure, temporary building services, and heavy equipment. This role ensures that all site offices, welfare facilities, utilities, and compound structures are maintained to a high standard, fully compliant with health and safety legislation, and operating within budget
Key Duties & Responsibilities
Facilities & Compound Upkeep: Take full ownership of day-to-day maintenance and fabric issues across site offices, compound structures, and temporary welfare facilities.
PPM & Reactive Schedules: Develop, implement, and monitor Planned Preventative Maintenance (PPM) schedules alongside rapid-response reactive repairs.
Subcontractor & Supplier Control: Procure, coordinate, and supervise third-party maintenance contractors, ensuring all required risk assessments and method statements (RAMS) are verified before work begins.
Health, Safety & Compliance: Enforce stringent health, safety, and environmental policies. Conduct regular quality and safety inspections, serving as a primary point of contact for compliance audits.
Budgetary Management: Propose, track, and manage the annual or project-specific maintenance and servicing budgets, keeping meticulous accounting records.
Asset Management: Scope out technical project work, draft procurement specification documents, and manage building management systems (BMS) or digital maintenance tools.
Key Skills & Experience
Minimum 5 years of experience in construction project supervision, building fabric maintenance, or industrial facilities management.
Demonstrated track record of managing trade subcontractors and tracking performance KPIs.
Solid knowledge of modern UK building regulations, structural maintenance methods, and environmental standards.
Proficiency using MS Project, CAD viewers, or specialist computerised maintenance management systems (CMMS/BMS).
Problem Solving: Ability to troubleshoot sudden structural or utility failures on live, fast-moving construction sites.
Communication: Strong interpersonal skills to interface smoothly with site labourers, clients, and corporate directors.
Commercial Awareness: Sharp negotiation skills to guarantee the business achieves optimal value for money on materials and services.
Essential Qualifications & Certifications
SMSTS: Site Management Safety Training Scheme certification.
CSCS Card: Black Manager Construction Skills Certification Scheme card.
Health & Safety: Confined spaces, first aid at work, or an accredited safety qualification like IOSH or NEBOSH.
Driving Licence: Full, clean UK driving licence.
