We are looking for a confident, organised and hands‑on Accommodation Manager to take responsibility for the day‑to‑day operation of a mixed residential property in Leicester.

The accommodation includes studios and 1 to 4 bedroom flats for students, working professionals, other adult residents and short‑stay guests.

About the role

You will be the main on‑site contact and will work closely with Head Office to ensure the property is safe, well presented, compliant, efficiently managed and commercially successful.

This is a varied, hands‑on role suited to someone who can manage several priorities, work independently, take practical day‑to‑day decisions and step in to support operational tasks when required.

It is not a desk‑only management position; the successful candidate should enjoy being visible and active around the property.

Key responsibilities

  • Manage the daily operation, presentation, safety and security of the property and communal areas.
  • Act as the main point of contact for residents, prospective tenants, short‑stay guests, contractors, suppliers and other visitors.
  • Handle accommodation enquiries, arrange viewings and follow up prospective tenants through the lettings process.
  • Support applications, right‑to‑rent checks, tenancy documentation, deposits, rent payments, renewals, check‑ins and check‑outs.
  • Maintain accurate tenancy, occupancy, booking, rent, deposit and site records.
  • Respond professionally to resident welfare concerns, complaints, incidents, antisocial behaviour and safety issues, escalating serious matters where required.
  • Coordinate maintenance, repairs, inspections and contractor access; follow up works to ensure they are completed to an acceptable standard.
  • Support health and safety, fire safety and property compliance, keeping records organised and reporting defects or hazards promptly.
  • Coordinate cleaning, apartment preparation, linen and guest requirements between occupancies and short‑stay bookings.
  • Support short‑let operations, including Airbnb/Booking. com or other approved platforms, guest communication, booking calendars, availability and occupancy planning where required.
  • Supervise and coordinate cleaning and maintenance staff, allocate priorities and monitor standards of work.
  • Support marketing of vacancies, monitor enquiries and occupancy, and provide regular operational and financial reports to Head Office.
  • What we are looking for
  • Previous experience in accommodation management, property management, housing, lettings, hospitality, student accommodation or a similar operational role.
  • Experience managing or coordinating day‑to‑day building operations and dealing directly with tenants, residents, customers or guests.
  • Good understanding of lettings processes, including enquiries, viewings, applications, contracts, check‑ins and check‑outs.
  • Experience coordinating repairs, cleaning staff, contractors or service providers.
  • Strong administration, record‑keeping and computer skills, including email, Microsoft Office and online management systems.
  • Confident communicator with a professional, calm and customer‑focused approach.
  • Highly organised, proactive and able to prioritise competing tasks and work independently.
  • Practical and hands‑on, with a willingness to assist with day‑to‑day site operations when needed.

The role is active and involves regular movement around the property, so candidates should be comfortable with this type of working environment.

  • General awareness of health and safety, fire safety and residential property compliance.
  • Serviced accommodation, short lets, Airbnb, Booking. com or channel‑management systems.
  • Student accommodation, build‑to‑rent, mixed residential accommodation, hotels or apart‑hotels.
  • Supervising cleaning, maintenance or hospitality staff.
  • Property marketing, pricing, occupancy management, right‑to‑rent, deposits, inventories or residential licensing.
  • Working arrangements
  • Full‑time: 40 hours per week.
  • The role is primarily site‑based in Leicester.
  • This is an active, hands‑on position rather than a desk‑only role and may involve regular property inspections, apartment checks and practical support with site preparation and operational tasks.
  • Some flexibility may be required for occasional evenings, weekends, bank holidays, check‑ins or operational emergencies.
  • The postholder may be required to participate in an emergency contact or on‑call arrangement.
  • Additional requirements
  • Applicants must have the right to work in the United Kingdom.
  • Employment may be subject to satisfactory references and any other checks considered appropriate for the role.
  • Relevant training may be provided and must be completed as required for the role.
