Job Summary

The Commercial Senior Manager has broad experience in the field with broad knowledge of skills relevant for the role and function. Analyzes data, provides qualitative insight and executes tasks to support the Directors within the team.

Responsibilities

  • Metro Strategy - Co-Create, Maintain/Enforce, Execute: Uses unique market knowledge based on competitive intel gathered from customers, brokers, agents and others to execute in accordance with the strategy. Leverages broad market understanding and current supply in metro to support setting pricing thresholds for Data Centers and target vertical mix in execution of the strategy. Collaborates with business development and sales to identify optimal anchors in new Data Centers/expansion phases to optimize existing Data Center margins. Participates in consultation on mergers and acquisitions (M&A) transactions and on real estate acquisitions. (Co-)defines business case revenue assumptions, including: fill rate, pricing, density, LFP vs. retail mix and interconnection %. Supports the long‑term strategy by determining methods based on trends, pipeline and input, and builds bottom‑up bookings forecast. Is a broad expert in the budget process that determines methods and procedures to ensure the critical linkage between business cases and revenue requirements.
  • Sales Facilitation: Develops unique solutioning for revenue retention and Data Center optimization. Reviews and identifies the current client portfolio contract(s) that are nearing the expiration date(s) and not reaching pricing expectations. Provides significant and unique expertise while bringing in the Commercial Finance Directors and Managing Directors (MDs) review and action as appropriate for voluntary churn. Draw cap overage and PEC vs. draw cap compliance; works with commercial solutions and sales to maximize revenue uptick from these programs.
  • Demand Generation: Provide metro level knowledge and unique solutioning support to regional and global PMO on demand generation efforts.
  • Capacity Planning: Analyses capacity data, assess capacity related risks and run scenario planning to inform decisions and minimize risk to support Commercial Finance Directors and Senior Directors.
  • Special projects: Provides analytical information to Commercial Finance Directors on topics including, but not limited to, fill rate, pricing, vertical mix, interconnection trends, etc.

Qualifications

Typically requires a minimum of proven years of related experience with a Bachelor's degree or equivalent work experience.
