EQUANS are looking for a Mobile General Maintenance Operative working on our HMCTS contract at Bromley Magistrates Court. This is a permanent, full‑time role of 40 hours per week. A competitive salary and benefits package are offered.
Qualifications
- Desirable NVQ (or equivalent) in Plumbing, Carpentry, or Decorating services.
- Right to work evidence in the UK.
- Disclosure check may be required for this role. A criminal record will not necessarily be a barrier to obtaining a position with us.
Experience
- Demonstrable experience in carpentry, painting, plumbing or flooring within a construction, repair or maintenance environment.
- Good knowledge of Fire Door maintenance and inspection techniques, and an understanding of Legionella control techniques such as tap flushing.
Primary Responsibilities
The primary purpose of the role is to carry out both planned and reactive maintenance on a wide variety of fabric and limited engineering assets, ensuring all activities are completed safely, timely and in accordance with contractual specifications and EQUANS processes and procedures. Activities include, but are not limited to:
- Inspect and repair floor, walls, ceilings and roofs.
- Inspect and repair free‑standing and fitted furniture.
- Inspect and clear drainage and gully systems.
- Inspect, replace lamps and tubes.
- Inspect and repair doors (including fire doors), windows and associated furniture.
- Legionella duties – tap temperature checks and flushing.
- Painting, re‑decorating and hanging of pictures, signs and notices.
- Plantroom inspections and AHU filter changes.
- Reactive repairs and initial attendance for toilets, leaks and blockages.
- Assist engineering staff with a wide range of duties as required.
- Carry out reactive or ad‑hoc activities – first response on site and, where appropriate, take immediate action to secure safety.
- Escort contractors.
- External litter picking.
- Flat roof cleaning, including gullies and drains.
- Basic general grounds maintenance tasks.
Main Responsibilities
- Ensure reactive tasks are completed and highlight areas for improvement.
- Maintain availability of consumables and provide parts lists with estimated timescales.
- Complete all relevant paperwork and CAFM entries for planned and reactive activities, passing them promptly to the contract administrator.
- Prepare and use Method Statements and Risk Assessments for all tasks.
- Develop good working relationships with EQUANS staff, subcontractors and client representatives.
- Ensure a safe and healthy working environment, using uniform and PPE at all times.
- Present a professional image of EQUANS to clients.
- Keep all plant rooms under EQUANS responsibility clean and tidy.
- Supervise and monitor subcontractor work on site for fabric tasks.
- Arrange and provide holiday and sickness cover on short notice, maintaining flexibility in working patterns.
- Undertake lone working when required, following satisfactory training.
- Actively manage assigned tasks and ensure completion within agreed timescales.
- Maintain awareness and compliance with contractual KPI’s and SLAs.
- Keep the CAFM system (e.g., Maximo) updated; close out PPM and reactive tickets with accurate data.
- Perform any other task directed by the account management team.
- Provide support in emergency situations to ensure business and operational continuity.
Client / Customer Interaction
- Respond in a timely manner to verbal and written requests.
- Produce information for quotations.
Helpdesk / PPM Support
- Support the Helpdesk when reporting or updating planned and reactive activities.
- Be available for out‑of‑hours call‑out support if required.
Compliance
- Obtain Technical Appointments (e.g., LVCP, Water Hygiene CP) for lamp changing and L8 activities such as tap flushing.
- Produce Condition/Dilapidation Reports for fabric assets.
- Immediately inform a supervisor of dangerous circumstances.
SHEQ (Safety, Health, Environment & Quality)
- Respond to information requests from the SHEQ manager.
- Adhere to the company health and safety policy and use safe PPE.
- Report accidents and near misses promptly.
- Ensure test equipment is calibrated and maintained.
- Follow Method Statements and Risk Assessments for all works.
Impact
Working to a high standard of service, we require a fully reliable and competent Handyman/Fabric Technician who can work on their own initiative, within a team or oversee subcontractor’s, producing quality reports on findings and work. The role is the face of EQUANS; a smart appearance and the ability to discuss findings with others, including customers, is required.
Complexity
The successful candidate will work unaided, build rapport with end‑users and customers, promoting EQUANS’ values. They must have excellent knowledge of carpentry, plumbing and/or painting/decorating techniques, an eye for detail and be conscious of quality standards.
