General Maintenance Operative

General Overview

EQUANS provides technical and soft services to our client HMCTS across a large portfolio of buildings in the UK. As part of the service, we provide low voltage electrical maintenance and installation services, and due to business growth, we are recruiting for additional roles to provide these services for our customer.

Responsibilities

• Carry out planned and reactive maintenance on a wide variety of Fabric and limited Engineering Assets, ensuring all activities are completed in a safe and timely manner and in accordance with contracted output specifications and EQUANS processes and procedures. This includes Legionella control and monitoring activities.
• Inspect/repair floors, walls, ceilings and roofs; inspect/repair free-standing and fitted furniture; inspect/clear drainage and gully systems; inspect/replace lamps and tubes; inspect/repair doors (including fire doors), windows and associated furniture.
• Legionella duties – tap temperatures and flushing; painting, redecorating and hanging of pictures/notices.
• Plantroom inspections and AHU filter changes; reactive repairs and initial attendance for toilets, leaks and blockages.
• Assist engineering staff in a wide range of duties as required; carry out reactive/ad-hoc activities as first on-site response and take immediate action to make safe where appropriate.
• Escorting contractors; external litter picking; flat roof cleaning (including gullies and drains); basic general grounds maintenance tasks.
• Ensure reactive tasks are completed and identify areas for improvement; ensure consumables are available and provide parts lists and estimated timescales for remedial works.
• Complete relevant paperwork/CAFM for planned and reactive activities and pass to contract administrator without delay; prepare and use Method Statements and Risk Assessments for all tasks.
• Develop good working relationships with EQUANS staff, subcontractors and client representatives; provide a safe and healthy working environment with uniform and PPE as required; maintain professional image of EQUANS.
• Supervise and monitor subcontractors on site for fabric tasks; arrange holiday and sickness cover and be flexible in working patterns; lone working where required after training; ensure tasks are actioned and completed and stay aware of contractual KPI/SLA requirements.
• Keep CAFM system (e.g., Maximo) up to date; close out PPM and reactive tickets with accurate data; undertake other tasks as directed by account management.
• Provide support in emergency situations to ensure business and operational continuity.

Qualifications

• Desirable to have an NVQ (or similar) in one of the following: Plumbing, Carpentry, Decorating services.
