EQUANS are looking for a Lead Technical Operative – Mechanical to be based in Manchester our HMCTS contract.
This will mainly be based at Manchester Civil Justice Centre.
This role would be a permanent full-time role working 40 hours per week.

General Overview
The primary purpose of the role is to be the site lead on all aspects of the Building services systems at Manchester CJC, directly supervising the ongoing planned and reactive works across the site.
To carry out both planned and reactive maintenance on a wide variety of Mechanical Buildings Services Engineering Assets, ensuring all activities are completed in a safe and timely manner and in accordance with the contracted output specifications and Equans processes and procedures.
This includes Legionella control and monitoring activities.
Main Duties and Responsibilities
- To Lead the site engineering team and be the engineering champion on site to understand how all the site systems operate in harmony in line with the building design.
- Ensure building services optimisation to achieve and maintain environmental conditions.
- Ensure that routine Planned Preventative Measures (PPM) is carried out to the Building services systems infrastructure and plant in accordance with Site task schedules and CAFM.
- Ensure that reactive tasks throughout the sites are completed and be proactive in highlighting areas where improvements can be made.
- Ensure that plant faults and defects are always swiftly remedied to maintain plant in serviceable order.
- Troubleshoot building related issues impacting on the operational performance of the internal conditions I. E. comfort cooling / heating, ventilation etc
- Ensure that suitable spares are readily available to carry out both maintenance and reactive works.
- To provide parts lists and estimated timescales to carry out remedial works.
- Ensure that Method Statements and Risk Assessments are always prepared and used for all tasks undertaken to ensure safe working practices.
- To develop a good working relationship with all members of Equans staff, subcontractors and the client representatives.
- Assist the HMCTS Technical manager with building services plant and equipment issues, investigations and other such requests such as validation of the “as installed” assets on site
- Ensure the provision of a Safe and Healthy working environment. To include the wearing of uniform and PPE at all times.
- Ensure up to date plant logs are kept at all times.
- Supervising and monitoring of sub-contractors works whilst they are on site undertaking maintenance.
- Ensure an awareness and compliance to the contractual KPI's/SLA's.
- Ensure Equans Processes are followed at all times in respect of CAFM and Total Mobile and other workflow requirements
- To operate a Permit to Work System in accordance with Equans’ Technical and SHEQ processes and client requirements (or approved client system).
- To carry out any other task as reasonably directed by the account management team.
- Participate in the 24/7 maintenance cover (including on call rota) of the Building Engineering Services during normal and emergency activities, assisting in the preparation of emergency and contingency plans.
Participate in emergency plans and provide written reports as required.
- The position will require you to provide engineering support in emergency situations to ensure business and operational continuity.

- Coordinate quotations with the Area Facilities Manager
- Production of information for quotations
- Helpdesk - PPM
- Support the Helpdesk as required when reporting or updating planned and reactive maintenance
- Be available for out of hours call-out support for the contract
- Compliance
- To gain Technical Appointments as required e. g. LVCP/LVAP/Mechanical /Pressure CP.
- Produce Condition / Dilapidation Reports as required
- Ensure Technical Supervisor is informed immediately if dangerous circumstances occur
- SHEQ
- Be the Equans Safety Ambassador for the site, set the example for the engineering team.
- Ensure you work to company health and safety policy
- Ensue PPE is safe to use
- Report accident and near misses in a timely manner using the AIMS system
- Ensure you follow Method Statements & Risk Assessments for all works

Working to high standard of Building Maintenance, we require a fully reliable and competent Lead Engineer - Mechanical who can work on own initiative, within a team or oversee subcontractor’s, producing high quality reports on their findings and work.
The role will involve being the face of Equans.
Smart appearance, good interpersonal and communication skills are essential for the role.
Complexity
The successful candidate will have the ability to fault find and diagnose and rectify complex Mechanical faults and issues unaided.
Have an excellent knowledge of Mechanical systems, components and the impact of faults on building users.
To plan and oversee Mechanical plant isolation and shut downs for maintenance, inspection or remedial works.
Qualifications or Required Experience
5 – 10 years relevant experience working in a similar high demanding role.
- Desired but not essential
- Full UK Clean Driving License
- Post holders must be able to pass and maintain BPSS
- Circa 5 -10 years relevant experience working as a Mechanical Engineer within a FM environment
- City and Guilds - Mechanical Engineering Services NVQ Level 2 or higher.
- Competent Person Mechanical and Pressure Systems (CPMPS)
