Overview

EQUANS are looking for a Mobile General Maintenance Operative working on our HMCTS contract at Bromley Magistrates Court. This is a permanent full-time role working 40 hours per week. A competitive salary and benefits package is on offer.

General overview

Equans provides technical and soft services to our client HMCTS across a large portfolio of buildings in the UK. We provide low voltage electrical maintenance and installation services, and due to business growth, we are recruiting for additional roles to support our customer.

Qualifications

  • Desirable to have an NVQ (or similar) in one of the following: Plumbing, Carpentry, Decorating services.

Experience

  • Demonstrable experience in carpentry, painting, plumbing or flooring in a construction, repair or maintenance environment.
  • Good knowledge of Fire Door maintenance and inspection techniques.
  • Understanding of Legionella control techniques (e.g., tap flushing).

Role purpose

The primary purpose of the role is to carry out both planned and reactive maintenance on a wide variety of Fabric and limited Engineering Assets, ensuring all activities are completed safely and in a timely manner and in accordance with contracted output specifications and EQUANS processes and procedures. This includes Legionella control and monitoring activities. Activities will include, but are not limited to:

  • Inspect/repair floors, walls, ceilings and roofs
  • Inspect/repair free-standing and fitted furniture
  • Inspect/clear drainage and gully systems
  • Inspect/replace lamps/tubes
  • Inspect/repair doors (including Fire Doors), windows and associated furniture
  • Legionella duties – tap temperatures and flushing
  • Painting, re-decorating and hanging of pictures/notices
  • Plantroom inspections and AHU filter changes
  • Reactive repairs and initial attendance for toilets, leaks and blockages
  • Assist engineering staff in a wide range of duties as required
  • Carry out reactive/Ad-Hoc activities – first on-site responder, taking immediate action to make safe where appropriate
  • Escorting contractors
  • External litter picking
  • Flat roof cleaning, including gullies and drains
  • Basic general grounds maintenance tasks

Main responsibilities

  • Ensure that reactive tasks across sites are completed and highlight areas for improvement.
  • Ensure consumables are available for maintenance and reactive works; provide parts lists and estimated timescales for remedial works.
  • Ensure relevant paperwork/CAFM is completed for planned and reactive activities and passed to the contract administrator promptly.
  • Prepare and use Method Statements and Risk Assessments for all tasks to ensure safe working practices.
  • Develop good working relationships with EQUANS staff, subcontractors and client representatives.
  • Provide a safe and healthy working environment; ensure wearing of uniform and PPE.
  • Present a professional image of EQUANS to clients at all times.
  • Keep all plant rooms under EQUANS responsibility clean and tidy.
  • Supervise and monitor subcontractors on site for Fabric tasks.
  • Arrange and provide holiday and sickness cover at short notice and be flexible in working patterns.
  • Undertake lone working when required, subject to satisfactory training.
  • Action and complete assigned tasks; maintain awareness of contractual KPIs/SLA.
  • Keep CAFM systems (e.g., Maximo) up to date and close PPM and reactive tickets with accurate data.
  • Carry out other tasks as directed by the account management team.
  • Provide support in emergency situations to ensure business and operational continuity.

Client / Customer

  • Respond in a timely manner to verbal and written requests.
  • Production of information for quotations.

Helpdesk - PPM

  • Support the Helpdesk as required when reporting or updating planned and reactive activities.
  • Be available for out-of-hours call-out support for the contract if required.

Compliance

  • Gain Technical Appointments as required (e.g., LVCP and Water Hygiene CP) to permit lamp changing and L8 activities (e.g., tap flushing).
  • Produce Condition / Dilapidation Reports as required for fabric assets.
  • Ensure the supervisor is informed immediately if dangerous circumstances occur.

SHEQ

  • Comply with requests for information from the SHEQ manager.
  • Work to the company health and safety policy.
  • Ensure PPE is safe to use.
  • Report accidents and near misses in a timely manner.
  • Ensure test equipment is within calibration.
  • Follow Method Statements & Risk Assessments for all works.

Impact

Working to a high standard of service, we require a fully reliable and competent Handyman/Fabric Tech who can work on their own initiative, within a team or oversee subcontractors, producing good quality reports on their findings. The role will involve being the face of EQUANS, so smart appearance and the ability to discuss findings with others including customers is required.

Complexity

The successful candidate will be able to work unaided and build rapport with end users and customers, promoting EQUANS’ values. Have excellent knowledge of carpentry, plumbing and/or painting/decorating techniques. Have an eye for detail and be conscious of quality standards.
