Overview
EQUANS are looking for a General Maintenance Operative working on behalf of our HMCTS contract at Woolwich Crown Court. This role is a permanent full-time position working 40 hours per week. A competitive salary and benefits package are on offer.
General Overview: Equans provides technical and soft services to HMCTS across a large portfolio of buildings in the UK, including low voltage electrical maintenance and installation services. Due to business growth, we are recruiting for additional roles to provide these services for our customer.
Qualifications
Desirable to have an NVQ (or similar) in one of the following:
- Plumbing
- Carpentry
- Decorating services
Responsibilities
The primary purpose of the role is to carry out both planned and reactive maintenance on a wide variety of Fabric and limited Engineering Assets, ensuring all activities are completed safely, promptly and in accordance with contracted output specifications and EQUANS processes and procedures. This includes Legionella control and monitoring activities. Responsibilities include but are not limited to:
- Inspect/repair floors, walls, ceilings and roofs
- Inspect/repair free-standing and fitted furniture
- Inspect/clear drainage and gully systems
- Inspect/replace lamps/tubes
- Inspect/repair doors (including Fire Doors), windows and related furniture
- Legionella duties – tap temperatures and flushing
- Painting, re-decorating and hanging of pictures/notices
- Plantroom inspections and AHU filter changes
- Reactive repairs and initial attendance for toilets, leaks and blockages
- Assist engineering staff in a wide range of duties as required
- Carry out reactive/Ad-Hoc activities – be the first response on site and take action to make safe where appropriate
- Escort contractors
- External litter picking
- Flat roof cleaning, including gullies and drains
- Basic general grounds maintenance tasks
- Ensure reactive tasks are completed and highlight areas for improvement
- Ensure suitable consumables are available for maintenance and reactive works; provide parts lists and estimated timescales
- Complete relevant paperwork/CAFM for planned and reactive activities and pass promptly to the contract administrator
- Prepare and use Method Statements and Risk Assessments for safety
- Develop good working relationships with Equans staff, subcontractors and client representatives
- Maintain a Safe and Healthy working environment; wear uniform and PPE
- Maintain professional image of Equans
- Keep plant rooms clean and tidy
- Supervise and monitor subcontractors on site for Fabric tasks
- Arrange holiday and sickness cover at short notice and be flexible in working patterns
- Undertake lone working where required, subject to training
- Ensure assigned tasks are actioned and completed; be aware of contractual KPI/SLA
- Keep CAFM system (e.g., Maximo) up to date and close out PPM and reactive tickets with accurate data
- Undertake any other tasks as directed by the account management team
The role may involve providing support during emergencies to ensure business continuity.
Client / Customer & Helpdesk
- Respond timely to verbal and written requests
- Produce information for quotations
- Support the Helpdesk with planned and reactive activities; be available for out-of-hours call-out if required
Compliance & SHEQ
- Gain technical appointments as required (e.g., LVCP and Water Hygiene CP) for lamp changing and L8 activities (tap flushing)
- Produce Condition/Dilapidation Reports for fabric assets
- Inform supervisor immediately if dangerous circumstances occur
- Comply with company health and safety policy; ensure PPE is safe to use
- Report accidents and near misses promptly
- Ensure test equipment is calibrated
- Follow Method Statements & Risk Assessments for all works
