General Overview
We are looking for a proactive and detail‑oriented manager to lead our grounds maintenance and cleaning subcontractors, alongside our in‑house cleaning and caretaking teams, within a PFI environment. You will have overall responsibility for ensuring that all KPIs and output specifications are met in accordance with our contractual obligations. You will provide and report monthly performance figures, ensuring standards are met without compromise while working closely with a strategic and meticulous client/customer. Strong working knowledge of Health & Safety is essential to ensure that staff, subcontractors and the public are protected at all times and that business requirements are met without compromise.
What will you deliver?

- Ensure all buildings and environments consistently meet contractual hygiene, presentation and safety standards, in line with KPIs and output specifications.
- Manage stock control, procurement and inventory of cleaning chemicals and maintenance supplies.
- Coordinate caretaking tasks, routine inspections and remedial actions to ensure the facility remains in good working order and compliant with contractual requirements.
- Oversee, manage and facilitate inspections of high‑rise blocks, documenting findings and planning necessary repairs through specialist contractors for grounds maintenance.
- Manage grounds maintenance subcontractors to ensure all green spaces are well presented and maintained, including grassed areas, hedges and planted beds.
- Oversee external litter and leaf picking and coordinate the safe and responsive removal of site waste, including fly‑tipping.
- Ensure timely inspection and reporting of damaged assets to the helpdesk to enable appropriate repairs via the agreed process.
- Manage and monitor tree maintenance programmes (including crown works, trimming and replacement) in accordance with tree survey schedules and contractual requirements; manage winter and seasonal operations.
- Develop and implement robust winter readiness and seasonal maintenance plans.
- Lead the safe clearance of fallen leaves to prevent drainage issues, slip hazards and potential contractual penalties.
- Monitor weather reports and coordinate the gritting of paths, car parks, entrances and steps within the PFI red line to remove slip and trip hazards and ensure safe access for staff, clients and the public.
What can we offer you?

- Life Cover equivalent to 2 times annual salary.
- Employee discount shopping schemes on major brands and retailers.
- Gym membership discounts.
- Cycle to work scheme.
- Holiday purchase scheme.

Who are we looking for?
- Proven experience in facilities management and/or soft/support services, including cleaning and grounds maintenance.
- Demonstrable leadership experience managing both in‑house staff and subcontractors to high performance standards.
- Strong working knowledge of Health & Safety, including COSHH, manual handling and preparation and use of risk assessments/method statements.
- Proficient IT skills, including Microsoft Word and Excel, with the ability to produce clear daily and monthly reports.
- Excellent interpersonal and communication skills, with the ability to liaise effectively with senior management, stakeholders, clients/customers, site users and the general public.
- Flexible and adaptable approach, including willingness to adjust working hours during extreme weather conditions or other events impacting site operations, and to support colleagues and management to meet contractual obligations (e.g. during holidays or sickness cover).
- Experience in construction project management or a related field.
- Proven track record of delivering projects on time, within budget and to the required quality standards.
