The Telecoms team has an opportunity for a Telecoms Surveyor in Salford.

About the Opportunity

Electricity North Wests wireless telecommunications network is located on a combination of owned and leased properties. Based within the land Rights & Consents team, this role will be required to renew lease and licence agreements, secure new agreements, support planning applications where required and negotiate additional rights.

We also act as landlord to mobile telephone operators and other operators within its wider operational and non-operational estate. This role will manage all enquiries and issues with these telecom operators including upgrades, decommissioning, and all associated landlord and tenant activities.

The role holder is an experienced wireless telecommunications property specialist, particularly with experience in mobile telephony and cable wayleaves.

  • Acquisition and lease of land for Telecommunications installations including site searches, audit reports, MSV attendance, negotiation of heads of terms, completion of 3rd party applications, and legal liaison.
  • Support ENWL Telecom Access and Property team with the review of site access applications including method statement and risk assessment ensuring adherence with Health and Safety procedures.
  • Address access requirements, equipment upgrades, rent reviews, termination/decommissioning projects, wayleaves and other generally associated telecoms matters
  • Represent the company at regular meetings with key stakeholders including internal departments and licensed telecommunication operators. Maintain minutes and records of stakeholder meetings.
  • To closely liaise and integrate with internal departments to ensure correct planning and programming of assets being relocated and ensuring the timely delivery of such schemes. Liaison with the Company’s legal department regarding completion of easements and land acquisition to ensure there are no unnecessary delays with the completion of the required associated consents.
  • Undertake any rent reviews, lease renewals including mitigation of capex and opex costs through application of valuation principles with landlords’ surveyors.
  • Provide a comprehensive service, including advice as a subject matter expert to the asset owner protecting the company’s property rights and interests, especially when in dispute, including encroachment, access rights and maintenance responsibilities.
  • Representing the business as an expert witness in any tribunals or court cases.

Who We are looking for

  • Degree level education
  • MRICS or other equivalent professional qualification
  • Relevant telecoms experience (be it working for Operators or Landowners)
  • Must be familiar with the Telecommunications Code, Landlord & Tenant and other relevant legislation
  • Demonstrable knowledge of valuation principles
  • Have the experience to resolve often complex and involved negotiations in property disputes.
  • Full UK driving licence
  • Ability to understand and review method statements and risk assessments (RAMS)
