The Property Operations Manager for the Maintenance department (Roofing, Damp & Restorations) oversees the delivery of high-quality maintenance projects across London, ensuring exceptional service standards and operational efficiency. This role involves managing teams across multiple divisions, coordinating schedules, monitoring costs, and maintaining compliance with health and safety regulations.
The role holds day-to-day operational ownership of job setup, resourcing, diary management, staff performance, cost control and compliance, ensuring works are delivered safely, on programme, and to the company’s exacting standards.
The ideal candidate will be a strong leader with hands-on experience in roofing, damp proofing, and restoration works, capable of driving performance, developing teams, and ensuring projects are delivered on time, within budget, and to the company’s exacting standards. The Operations Manager is expected to be visible across live sites, proactively troubleshoot issues, protect margin, and uphold the company’s non‑negotiable weekly operational controls.
Minimum Requirements:- Must reside within 1-hour travel from Fulham, SW London area.
- Full UK driving licence required.
- Minimum 5-7 years of proven experience in property maintenance, construction, or property restoration management.
- Minimum of 5 years of proven experience in roofing, damp proofing, or restoration environments is essential – experience in all three is strongly preferred.
- Minimum 3-5 years of team management experience, leading multidisciplinary crews (Surveyors, Roofers, Damp Specialists, Restorers, Coordinators and Labourers).
- Strong technical understanding of roofing systems, damp proofing methods, and heritage/restoration practices.
- Formal qualification in Construction Management, Building Maintenance, or a related field (preferred but not essential).
- SMSTS / SSSTS, IOSH, or equivalent Health & Safety certification highly desirable.
- Demonstrated experience in managing multiple projects simultaneously, ensuring delivery to time, cost, and quality standards.
- Strong understanding of building regulations, HSE standards, and industry best practices in roofing and damp restoration.
- Proficiency in project reporting, budget tracking, and performance analysis.
- Competent in using CRM/project management software and job tracking systems.
- Proven ability to foster a positive, safety-driven, and performance-based team culture.
- Skilled in coaching, performance management, and staff development to support progression and maintain high standards.
- Experience in client-facing roles, managing expectations, resolving issues, and maintaining long-term relationships.

- Service Delivery & Standards: Ensures that maintenance services, including roofing, damp, and restoration projects, are delivered to the highest standards, reflecting the company’s reputation for excellence in complex and large-scale projects. Regularly reviews and updates service protocols to ensure compliance with health, safety, and building regulations, maintaining a strong focus on safety and quality. Works closely with coordinators to ensure smooth scheduling and effective project management, ensuring projects are completed on time and to the clients’ satisfaction. Ensures all projects are fully set up and ready to commence, including confirmed start dates, labour allocations, material orders, access arrangements, and clear job instructions for EPS teams and subcontractors. Maintains operational oversight across all live projects, ensuring progress is tracked, issues are escalated immediately, and quality is verified prior to sign‑off.
- Operational Efficiency: Continuously identifies opportunities for process improvements, including optimising resource allocation, scheduling teams effectively, and implementing efficient work practices to enhance productivity. Develops strategies to maximise the time crews spend on site, minimising downtime, and ensuring that all work hours contribute directly to project goals. Oversees resource planning to ensure that tools, materials, and personnel are available when needed, reducing delays and project disruptions. Records daily staff attendance and submits verified weekly attendance reports to Accounts and HR for payroll. Manages diaries and weekly programming, including adjustments for weather conditions, access constraints, drying times, and inter‑trade sequencing to keep operations running smoothly. Conducts weekly team meetings to communicate priorities, review performance, address issues, and maintain team alignment and morale.
- Loss Prevention & Inventory Management: Monitors the usage of materials and equipment to control costs, ensuring that stock levels are maintained without overuse or wastage. Implements strict inventory controls and regular audits to prevent theft or loss of tools and materials. Analyses inventory and usage patterns to identify potential areas of loss or inefficiency, developing solutions to minimise waste.
- Financial Oversight: Tracks division performance metrics, focusing on cost control, project profitability, and efficient resource use. Prepares regular reports on project costs, service revenues, and efficiency gains to ensure the division meets financial targets. Works closely with the finance team to identify cost-saving opportunities without compromising on service quality or project outcomes. Checks running job costs and margins weekly, flagging and investigating any jobs at risk of margin erosion and implementing corrective action promptly. Approves high‑value orders and controlled quantities (including lead) and cross‑references subcontractor costs against internal pricing to ensure margin is maintained on subcontracted elements.
- Team Development & Training: Managing a team of +- 25 employees, including Coordinators, Surveyors, Tradesmen, Roofers, Damp Specialists, Restorers, Labourers and Subcontractors across the Roofing, Damp and Restorations divisions. Collaborates closely with the HR department to foster a positive and proactive team culture, encouraging good attitudes and a strong work ethic. Oversees training programs to ensure that all team members are skilled in the latest techniques, safety protocols, and industry standards. Develops performance metrics for the team, providing regular feedback, coaching, and opportunities for professional growth. Leads recruitment activity including interviewing, onboarding and induction, ensuring new starters are trained, briefed, and integrated into EPS systems and protocols. Manages performance and disciplinary processes in conjunction with HR, addressing conduct and capability issues fairly, consistently, and promptly. Approves annual leave requests and makes necessary operational adjustments to maintain site coverage and service delivery. Ensures staff training, competencies, and required accreditations remain current and recorded.
- Client Management & Relationship Building: Manages relationships with key clients, ensuring their needs are met with professionalism and efficiency throughout the duration of complex projects. Develops strategies to improve client retention and satisfaction, addressing any concerns or issues that arise promptly and effectively. Works closely with the marketing team to identify new business opportunities and to promote the division’s services, leveraging the division's strengths in specialised restoration work. Acts as the escalation point for customer complaints, investigating issues thoroughly, implementing solutions, and feeding learning back into systems to prevent recurrence. Ensures suitable site media is booked and captured for approved marketing and social media content without disrupting operations.
- Systems, Protocols & Quality Control: Sets, enforces and improves operational protocols to ensure consistency across survey handover, job setup, live delivery, variations, and sign‑off. Investigates operational issues and recurring failures, drives root‑cause solutions, and maintains team accountability to prevent repeat defects and callbacks.
- Health, Safety & Compliance: Ensures Health & Safety standards are maintained and continuously improved, including oversight of COSHH, RAMS, toolbox talks, and safe working practices across all teams and subcontractors. Records, investigates and reports accidents, incidents and near misses, implementing corrective actions and communicating lessons learned to prevent recurrence. Carries out random site inspections to verify compliance, workmanship quality, and adherence to EPS protocols, escalating issues and implementing changes where required.
