A leading Principal Contractor with a strong track record across the building services sector is looking to appoint an experienced Senior Quantity Surveyor to strengthen its growing Commercial team. The business has developed from an electrical contracting background into a turnkey Principal Contractor, delivering projects through a combination of in-house expertise and established supply chain partners. With continued growth and a strong focus on client relationships, quality and commercial performance, this is an excellent opportunity for an experienced M&E Quantity Surveyor to join a well-established and growing business.

The Role

The Senior Quantity Surveyor will take responsibility for the commercial management of projects from conception through to final account, ensuring projects are delivered within budget, risks are managed and commercial opportunities are maximised. The role involves close collaboration with designers, architects, estimating teams, operational teams, subcontractors, manufacturers, specialist suppliers, client representatives and other key stakeholders throughout the project lifecycle.

Key Responsibilities

  • Manage all commercial aspects of projects, ensuring risks are mitigated, profitability is maximised and deadlines are achieved.
  • Manage multi-million-pound projects from conception through to final account agreement.
  • Review and negotiate contract terms both upstream and downstream, ensuring the company's commercial interests are protected.
  • Fully understand client requirements, technical specifications, drawings and project requirements.
  • Review and challenge subcontractor submissions.
  • Chair commercial meetings, drive outcomes and ensure accurate records of discussions, actions and deadlines are maintained.
  • Monitor project programmes and ensure key milestones are maintained.
  • Identify potential points of failure and take proactive action to mitigate risks.
  • Prepare and present regular commercial reports, including cost reports, variation logs and cash flow forecasts.
  • Price, submit and substantiate variations.
  • Manage subcontractor accounts and payment processes.
  • Ensure contractual obligations are understood and adhered to.
  • Prepare and submit contractual documentation, including notices of delay and extensions of time.
  • Liaise with internal stakeholders to identify and manage commercial risks.
  • Identify opportunities for additional works, value engineering and cost savings.
  • Support business development by identifying opportunities to increase project value and profitability.

Experience & Requirements

  • Proven experience as a Senior Quantity Surveyor within the M&E / Building Services sector.
  • Experience managing multi-million-pound projects from inception through to final account.
  • Strong understanding of Mechanical & Electrical installations.
  • Good knowledge of standard forms of contract, particularly JCT.
  • Experience drafting and submitting contractual notices, including delay and EOT documentation.
  • Good understanding of RIBA stages and project requirements.
  • Strong commercial and contractual awareness.
  • Excellent negotiation skills.
  • Professional, client-facing approach with a strong focus on customer service.
  • Ability to make sound commercial decisions while understanding their wider impact.
  • Excellent organisational skills and ability to prioritise across multiple projects.
  • Strong communication and stakeholder management skills.
