What the role will entail

What you will be responsible for:
- Deal Support
- Work alongside senior members of the team in analysing and executing buy‑side and sell‑side transactions from single‑let logistics warehouses to multiple asset portfolios and complex developments.
- Assist with transaction due diligence, liaising with occupational and technical advisors.
- Ensure compliance with internal risk management procedures to warrant best practice.
- Financial Analysis & Modelling
- Appraise assets using discounted cash flow (DCF) models including Forbury, Argus Enterprise and Microsoft Excel.
- Undertake sensitivity analysis and scenario modelling to inform investment decisions.
- Interpret and analyse external cash flow models to critically appraise third‑party information.
- Extract and interpret financial data from tenancy schedules, asset management and development plans, lease agreements, research data and legal documents.
- Apply underwriting assumptions for investment appraisals and assess their impact on cash flow outputs.
- Improve the way that the team utilises its proprietary data to advise clients on the latest trends and opportunities.
- Portfolio monitoring, asset performance tracking with a strategic understanding on how to achieve client requirements.
- Advanced Excel skills essential and a good understanding of numbers.
- Pitching and Business Development
- Support with the preparation of pitch documents.
- Assist with the preparation of asset investment memorandums, investor sales packs and investment committee papers.
- Information Management and Market Research
- Build a robust knowledge of the sector, with good awareness of both the industrial investment and occupational market dynamics.
- Monitor wider macro‑economic trends and market activity, including debt markets with an understanding on how market movements will affect real estate investment and adapting financial models appropriately.
- Keep a comprehensive, well‑structured and up‑to‑date data set on client activity, investment transactions and relevant leasing transactions.
Qualifications and Experience
- Bachelor's degree (2:1 or above, or equivalent) in a relevant discipline.
- Strong understanding of capital markets real estate, including the key drivers of value, performance and risk across investment property and portfolio transactions.
- Demonstrable experience in financial analysis and modelling, with a particular focus on Discounted Cash Flow (DCF) modelling applied to real estate assets and investment scenarios.
- Excellent analytical and numerical capability, with a high level of accuracy and attention to detail.
- Advanced proficiency in Microsoft Excel, including complex financial models and scenario analysis.
- Strong written and verbal communication skills, with the ability to present financial insights clearly and credibly to senior stakeholders, investors and clients.
