Join Our Team - Voids Supervisor (Birmingham) We're looking for a proactive and experienced Voids Supervisor to take ownership of a designated patch in Birmingham, overseeing the delivery of void property refurbishment and turnaround works across our housing stock. This role is ideal for someone with strong hands-on trade knowledge and a passion for returning homes to a high standard, ready for new tenants. Your Role Will Include

  • Taking full responsibility for a designated geographical patch, ensuring void properties are delivered on time, within budget, and to the required quality standards.
  • Managing the end-to-end voids process, from property inspection and scoping through to completion and handover.
  • Supervising operatives and subcontractors across various trades, driving productivity, quality workmanship, and timely delivery.
  • Conducting pre- and post-void inspections, identifying required works and ensuring accurate specifications are produced.
  • Carrying out quality checks and sign-offs to ensure properties meet lettable standards and client requirements.
  • Monitoring and enforcing health & safety compliance across all void properties and work sites.
  • Managing void turnaround times, performance targets, and budgets to maximise efficiency and customer satisfaction.
  • Handling escalations and queries professionally, working collaboratively to achieve positive outcomes.
  • Liaising with housing teams, planners, contractors, and internal stakeholders to ensure smooth property handovers.
  • Supporting continuous improvement initiatives and identifying opportunities to enhance service delivery and performance.

What We're Looking For

  • SSSTS (Site Supervisor Safety Training Scheme) - essential.
  • Strong trade background (e.g. carpentry, plumbing, plastering, or general building) with solid multi-trade knowledge.
  • NVQ Level 2 in a relevant trade (desirable).
  • Proven experience supervising voids, planned works, repairs, or maintenance programmes within social housing or a similar environment.
  • Strong understanding of void property processes, lettable standards, and refurbishment works.
  • Ability to manage multiple properties, priorities, and workloads independently.
  • Excellent communication, organisation, problem-solving, and stakeholder management skills.
  • Experience managing KPIs, turnaround times, budgets, and contractor performance.
  • Full UK driving licence.
