About the Role
Our client is a leading main contractor specialising in complex, technically demanding projects across life sciences, laboratories, higher education and heritage sectors. They are delivering a major, long-term scheme on a large campus in Windlesham, with an overall M&E package of around ÂŁ120m, split approximately 50% new build and 50% refurbishment. Due to the evolving demands of the project, they are now seeking a BMS specialist to take ownership of Building Management Systems from design through to commissioning and handover.

- Circa ÂŁ120m M&E package, covering a mix of new-build and complex refurbishment.
- Highly serviced buildings with significant HVAC, LV distribution, controls and life-safety interfaces.
- Long-term programme with extensive stakeholder engagement, including end users, consultants and specialist supply chain partners.
What You’ll Be Doing
You’ll act as the technical BMS lead on the project, responsible for ensuring that all BMS-related design, installation, integration and commissioning activities are delivered to the highest standard, on time and in line with the client’s technical requirements. Key responsibilities will include:
- Owning the BMS scope from RIBA design stages through to commissioning and final handover.
- Reviewing and challenging BMS design information, including control philosophies, cause & effect matrices, I/O schedules and sequence of operations.
- Coordinating BMS design with wider M&E services (HVAC, electrical, public health, life safety, security and specialist systems).
- Managing and technically leading BMS specialist contractors on site, ensuring quality, compliance and programme alignment.
- Overseeing integration of BMS with associated systems (chillers, boilers, AHUs, VAVs, generators, UPS, lighting control, leak detection, access control and fire alarm systems).
- Planning and witnessing FAT/SAT, functional testing and staged commissioning, ensuring clear documentation and resolution of any defects.
- Working closely with the Commissioning Manager and M&E team to sequence works and de-risk programme-critical activities.
- Providing technical input into value engineering, change control and risk registers where BMS is impacted.
- Ensuring all BMS documentation, O&M information and training requirements are prepared for a smooth client handover.
- Acting as the key technical point of contact for the client, consultant and end users on all matters related to BMS.
What You’ll Bring
We’re keen to speak with candidates who can demonstrate:
- Proven BMS experience on large, highly serviced projects – e.g. life sciences, pharmaceutical, healthcare, high-tech manufacturing or data centres.
- Strong background in M&E building services, either from a contractor or specialist systems integrator.
- Demonstrable experience taking BMS from concept/design through to installation, commissioning and handover on complex projects.
- Good working knowledge of leading BMS platforms (e.g. Trend, Siemens, Schneider, Honeywell or similar).
- Ability to read and interpret drawings, control philosophies, schematics and technical submittals.
- Experience managing BMS or M&E sub-contractors on site, ideally on packages of significant value.
- Strong understanding of how BMS interfaces with HVAC plant, LV distribution, life safety and other building systems.
- Excellent communication skills, with the confidence to deal with client representatives, consultants and supply chain partners.
- A collaborative, “hands‑on” approach and the ability to work as part of a wider M&E and project delivery team.
- Degree or HNC/HND in Building Services Engineering, Electrical/Mechanical Engineering or a related discipline.
- Professional memberships (e.g. CIBSE, IMechE, IET) would be an advantage but are not essential.
- BMS vendor training (Trend, Siemens, Schneider, etc.) would be highly beneficial.
