Senior Quantity Surveyor
Location: London (projects across London & the Home Counties)
Salary: £80,000-£90,000 comprehensive benefits

The Role
Our client is seeking a Senior Quantity Surveyor to lead commercial delivery across high-end residential projects. You’ll set the standard for communication, cost control and contract administration—owning CVRs and cash flow, driving valuations and variations, and guiding site teams with clear, solutions-focused advice. You’ll champion integrity, transparency, commitment and passion in everything you do while developing the QS team and building a strong learning culture.
Leadership & Management
You’ll mentor and motivate Quantity Surveyors, set clear targets and review performance, and provide strategic commercial guidance to Project and Site Managers. You’ll foster a high-performance culture with regular feedback, aligning the commercial function to programme, quality and risk objectives.
Cost Control & Reporting
You’ll lead monthly CVR production and chair reviews, manage cash flow forecasting, track cost and revenue to margin, and identify risks and opportunities early. Your reporting will be timely, accurate and decision-ready, ensuring financial sustainability across multiple live schemes.
Head Contract Administration
You’ll manage head contract valuations, administer variations and final accounts, and communicate cost-related changes clearly to client teams. You’ll review the Contract Pricing Document/Contract Sum Agreement in depth and provide pragmatic advice on obligations, risks and opportunities.
Subcontract Management
You’ll procure and administer subcontract packages to programme, lead pre-start and mid/post-project reviews, validate subcontract valuations and variation accounts, and maintain strong relationships with supply chain partners. You’ll guide risk profiling through credit checks and insurance compliance to keep projects on firm commercial footing.
What You’ll Bring
- 5+ years’ experience as a Senior Quantity Surveyor (high-end/luxury residential preferred).
- Deep working knowledge of JCT contracts, cost management and construction practice.
- Confident with Procore, Excel and Bluebeam for commercial controls and documentation.
- Strong leadership, communication, negotiation and mentoring skills.
- Track record of delivering clear reports, running robust meetings and making sound commercial decisions.
