Commercial Manager – Social Housing Planned Works
Location: Swindon
Salary: 50,000 - 60,000
Type: Permanent
We are recruiting for an experienced Commercial Manager to join a growing contractor delivering major social housing planned works, refurbishment and retrofit programmes. This is a senior role overseeing the commercial delivery of three large-scale contracts, while leading and developing a team of Quantity Surveyors.
Key Responsibilities
- Lead commercial delivery across multiple planned works contracts.
- Manage and develop a team of Quantity Surveyors.
- Drive cost control, forecasting, profitability and commercial performance.
- Manage procurement, subcontractors, valuations, variations and final accounts.
- Identify and mitigate commercial and contractual risks.
- Work closely with operational teams, clients and supply chain partners.
- Provide strategic commercial leadership and support business growth.

- Social housing planned maintenance
- Refurbishment and regeneration
- Retrofit and decarbonisation
- EWI, roofing and building envelope works
- Windows and doors
- Fire safety and compliance
- External and communal refurbishment
We are looking for a Commercial Manager / Senior Commercial professional with experience in:
- Social housing planned works
- Refurbishment or regeneration
- Retrofit / decarbonisation
- Residential construction
- Multi-site programmes
Strong knowledge of JCT, NEC or partnering contracts is , along with proven experience managing commercial teams and improving financial performance.
MRICS or a relevant degree is desirable, as is PAS 2035 experience.
