A growing Special Projects Division is looking to strengthen its commercial team with a high‑calibre Senior Quantity Surveyor based out of Durham. This is an excellent opportunity to join a financially secure business delivering complex projects in live and challenging environments.

This opportunity sits within a well-established UK construction group with a turnover in excess of £1bn, delivering projects across sectors including commercial, industrial, education, healthcare, and public sector frameworks. The role is part of a dedicated Special Projects Division focused on fast‑paced, technically complex schemes typically ranging from £10m to £30m. Projects are a mix of new build and high‑quality fit‑out/refurbishment, often within live or operational environments.

The division operates with a lean, agile structure, offering greater autonomy, faster decision‑making, and closer collaboration between commercial and operational teams—while still benefiting from the financial strength, systems, and reputation of a major contractor. With a strong pipeline of secured work across distribution, defence, and education sectors, the business continues to invest in its people as it grows.

The Opportunity

You will take a lead commercial role on projects typically ranging from £10m – £30m, across:

  • Distribution and logistics centres

  • Education schemes

Projects are delivered as a mix of new build and fit‑out/refurbishment.

Key Responsibilities

  • Lead the commercial management of projects from pre‑construction through to final account.
  • Manage subcontract procurement, negotiation, and package control.
  • Produce cost reports, CVRs, and forecasts.
  • Identify and manage commercial risks and opportunities.
  • Work closely with project and site teams to drive performance.
  • Build strong relationships with clients, consultants, and supply chain.
  • Support and mentor junior commercial staff where required.

About You

  • Proven experience as a Senior Quantity Surveyor or an experienced Project QS ready to step up.
  • Background within a main contractor environment.
  • Experience delivering projects valued at £10m+.
  • Exposure to sectors such as industrial, defence, or education is advantageous.
  • Strong commercial awareness and ability to manage projects independently.
  • Confident communicator with strong negotiation skills.
